This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems. Located in the Capitol Hill submarket and emerging NoMa neighborhood of DC, 77 K Street is an eleven-story corner office building two blocks from Union Station, DC's largest transportation hub. The schedule is 10am-6pm, Monday-Friday. **What You'll Do:** + Perform general labor work as assigned including loading, unloading, and moving materials. + Maintain lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps. Maintain grounds of the facility or property by performing such tasks as raking, sweeping, leaf blowing, or snow removal. + Patrol grounds, communal areas, and parking facilities. Identify and report maintenance hazards or other property condition concerns. Run errands to support projects. + Possess basic trouble-shooting skills, perform maintenance tasks and help repair building equipment with limited supervision. + Assist in the maintenance of building luminary devices and building plumbing fixtures. + Perform housekeeping functions and maintain the professional appearance of the property, equipment, engineering spaces, and communal areas. Paint and patch drywall. Perform other minor repairs under supervision. + Be flexible with the ability to work additional hours or adjust schedule if required. + Be part of the after hours “on call” program designated for the building(s) assigned. + Respond quickly to emergency situations, summoning additional assistance as needed. + Follow a set procedure in the performance of repetitive tasks or job activities. + Impact through methods, tasks, and duties which are clearly defined and followed with little to no discretion. **What You'll Need:** To perform this job successfully, an individual will need to perform each crucial duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions. + High School Diploma, GED, or currently enrolled in a 2 or 4-year college program or technical school. + May require a valid driver's license. + Physical requirements include stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more. + Qualified candidates must be highly motivated, proactive with maintenance of building systems, possess mechanical abilities, and demonstrate good communication skills (both oral, written and computer) to interact with all internal and external customers. + Ability to develop skills to perform basic activities in own job. + Must take direction from supervisor /engineering members and work in supportive role to assist in the maintenance of the building equipment. + Possess basic trouble-shooting skills, perform maintenance tasks and help repair building equipment with limited supervision. + Familiarity with Microsoft Office products. Examples include Word, Excel, Outlook, etc. + Organizational skills with an inquisitive mentality. + Be able to work on a ladder, scaffold or lift. + Be able to use hand and power tools + Simple math skills. The negotiated rate for the Union Helper position is $52,499.20 annually [or $25.24 per hour]. Please refer to the Collective Bargaining Agreement regarding pay scale.
