We are urgently seeking a dedicated Superintendent to join our team due to an unexpected vacancy. This role is crucial in managing the preconstruction phase of our projects, particularly in healthcare construction, ensuring quality, safety, and timely completion.
ResponsibilitiesUnderstand unique project features and ensure they are reflected within the budget, including schedule and general conditions.Review and update budget clarifications and exclusions with each update and track changes via a budget log.Assist the owner and design team in mitigating cost overruns and meeting client expectations.Finalize the Owner Contract, including clarifications, exclusions, and schedule.Ensure the production, quality, safety, and timely profitable completion of projects, working directly and with the superintendent.Build and sustain relationships with clients and initiate new project leads with architects, engineers, and owners.Prepare for and attend client introduction meetings and project interviews.Award, prepare, and execute competitive subcontracts, professional service contracts, and purchase contracts.Ensure subcontractor compliance with site requirements, such as signed contracts and approved insurance certificates.Prepare final construction budgets and review general contracts under supervision.Prepare accurate requisitions and ensure timely collection of all monies due.Execute the terms and conditions of the general contract.Conduct progress meetings with owners, design teams, and subcontractors, maintaining detailed minutes.Prepare and follow up on change orders and time extensions through the approval process.Approve transaction orders, invoices, and requisitions, and ensure field accounting compliance.Implement and comply with the company's safety and quality control programs.Conduct job review prep sessions and accountability coaching meetings with direct reports.Update and communicate project schedules regularly.Resolve contract disputes efficiently to avoid project delays.Essential SkillsExperience in healthcare construction and interiorsExperience as a Superintendent in general contractingAbility to manage projects from conception to completionAdditional Skills & QualificationsAEC degree with 4+ years of experience, or 7+ years of construction experience as a GC Superintendent without a degree2+ years of experience in healthcare facilities as a Superintendent/Site ManagerWork EnvironmentThis position requires on-site work in hospitals and healthcare-related facilities, focusing exclusively on healthcare construction projects.
Job Type & LocationThis is a Contract to Hire position based out of Herndon, VA.
Pay and BenefitsThe pay range for this position is $43.00 - $60.00/hr.
