Job Title: Superintendent
Job Description
We are seeking a local candidate to oversee elevator replacements and modernization at a facility in Kansas City, MO. This role requires a customer-centric approach, focusing on monitoring subcontractors and ensuring project specifications are met. The position involves acting as an owner representative alongside an elevator subcontractor on site. The project duration is two years, starting in March 2026.
Responsibilities
Develop a schedule and cost-effective plan for the completion of the assigned project.Collaborate with staff to create preconstruction estimates and budgets for materials and labor.Coordinate and schedule work activities of tradespeople, professionals, and laborers, delivering instructions and project assignments through project foreperson.Regularly inspect work for quality and timeliness, prepare and provide progress reports to owners and architects, and recommend necessary modifications.Collaborate with architects, engineers, attorneys, and other stakeholders to ensure specifications, zoning requirements, and regulations are met.Ensure specifications and regulations outlined in architectural and engineering plans are followed.Obtain required permits and licenses and execute construction contracts according to terms of agreement.Monitor the budget throughout the project and communicate any variances as they occur.Maintain records related to costs and inventory.Address any safety violations or other deficiencies.Collaborate with union representatives to answer questions and clarify procedures.Perform other related duties as assigned.Essential Skills

The work environment involves managing elevator modernization projects, including hoist modernization, fire alarm, electrical, smoke door installations, and barricades in the lobby. The role is less technical and more focused on customer service and monitoring subcontractors. Dress code and specific facility conditions are to be adhered to as per project requirements.
Job Type & LocationThis is a Contract to Hire position based out of Kansas City, MO.
Pay and BenefitsThe pay range for this position is $50.00 - $60.00/hr.
