**Sr Facilities Manager (Account Lead) - Based in Kanagawa**
**- This position will require both Japanese and English (日本語・英語が必要なポジションです)**
**- You will work in a dynamic team and report to regional directors, work closely with regional/global**
**- You will have a great responsibility as a Country Lead for Manufacturing client's facility**
**Operation**
•Single Point of Contact for Japan Client Relations and escalations. Liaise with Customers and Clients as required.
•Lead Japan account team for SLA’s and KPI’s Delivery of the all locations as per the agreed Scope of work.
•Drive the planned, preventive, proactive and corrective maintenance activities in each site, ensuring work order is completed in accordance with account KPI’s (Key Performance Indicators).
•Ensure the account FM operation to be compliance with national and local codes and regulations. Examples include fire and life safety, environmental, labor law, or industry/client specific third-party compliance standards.
•Work on the Technical aspects of the facilities and work on the asset life cycle management..
•Drive each site on the program to identify the key operation activities, critical assets/environment, statutory activities, etc.
•Constantly work on improving the operational efficiency and work with vendor partners to achieve it, ensure that the Vendors perform the work in a safe and compliant manner
•Work closely with Regional Procurement & country procurement in supporting provider service contracts and ongoing administration of the RFP process to ensure best pricing and service level performance. May assist with contract negotiations.
•Oversees safety programs are implemented and adhered to in conjunction with both CBRE and client specific safety requirements, and actively promotes working safely and the importance of safe work practices.
•Responsible for account inspections of all facilities. Documents inspection report results and rectifies any issues, concerns, etc. with client.
•Responsible for the Customer Satisfaction and survey feedback to be on above Satisfaction level.
•Identify, Plan, drive the saving initiatives, meanwhile work closely with the Regional and Country Procurement team to achieve glide path & savings target.
•Responsible for the EHS deliverables and safe working along with the Account and Country EHS Manager
**Commercial & Finance**
•Understanding of account MSA, commercial model and Finance process. Responsible for delivering the P&L of the country for Fixed Fee, Variable Spending, Extra works and Adhoc Projects.
•Identify New opportunities for growth within the account and new Scope opportunities.
•Manage country FM budget through a systematic approach, e.g. planning, forecasting. Variance tracking, etc.
•Liase with Finance Team on the Monthly Financial Reports, Updating the monthly Cost Tracker, and manage vendor payments if escalated.
•Responsible for Staff OT and Transport Cost and manage the Expenses within the approved budget
**Communication & Reporting**
•Work closely with the Regional and Global teams to achieve all the account objectives and initiatives.
•Run the Monthly, Quarterly Meeting with Client and close out reports, Conduct Weekly Team Meeting and Client Interaction meetings
•Provide clients with solutions on the daily operations and close out the issue
•Build up a good relationship with key client stakeholder in a collaborative and assertive manner.
•Closely working with Account Regional Team for regular Operation & Financial report in a proactive manner.
**People Management**
•Lead, engage, motivate account team members for IFM service delivery and maintain the team stability.
•Conduct the capability evaluation to each position and establish the training & development plan for country account team by leveraging local platform & account resource.
•Establish backup and succession plan for each position in country account team to ensure business continuity.
•Establish and promote a supportive & collaboration culture in country account team.
Other duties as assigned.
**Required Knowledge, Skills and traits:**
•At least 8 years’ experience in the Facility Management Space.
•Excellent communication skills in bilingual and Ability to prioritize and co-ordinate tasks efficiently ensuring all deadlines are met.
•High sense of responsibility, goal oriented,
**•Possessing Technical & Hard services knowledge is a plus**

•Experience working in industrial environment would be preferred
