Job Description Summary

The Shopping Center Manager will play a key role in ensuring the smooth and efficient operation of the Center, overseeing a wide range of responsibilities including administration, management of shared spaces, legal and technical compliance, external relations, and the planning and execution of marketing and promotional events.

Job Description

Have a clear and detailed understanding of all regulations related to the property or commercial center being managed (e.g., Condominium Regulations, Management Rules, Shared Ownership Rules), as well as the statute of the Managing Body, if applicable.

Prepare the annual budget and final management report, working closely with Site Managers.

Allocate expenses based on the official millesimal tables.

Ensure all rules and regulations, contracts, and management guidelines are followed correctly by all operators within the center.

Organize all required meetings as outlined in the regulations or contracts, and arrange any additional meetings necessary for smooth operations—always respecting proper notice and frequency.

Maintain strong and professional relationships with all managing bodies and center operators.

Find and select service providers for managing shared services, write technical specifications as needed, and focus on keeping costs under control with help from Site Managers.

Oversee and coordinate general services to ensure they’re carried out properly. These include:

Cleaning of common areas and ensuring the center’s appearance is well-maintained.

Day and night security, including managing access when the center is closed.

Routine maintenance of all building systems.

Waste collection and removal.

Snow removal in winter, especially salting icy areas with approved materials to prevent accidents.

Maintenance of indoor and outdoor green areas.

Plan and manage temporary leases and advertising rentals, making the most of common areas for promotional, commercial, and exhibition purposes.

Help prepare and manage the marketing plan for the center, including tracking the budget and organizing promotional, entertainment, and communication activities.

Supervise all promotional and entertainment events to ensure they run smoothly.

Build strong local relationships and handle interactions with municipal, provincial, and regional authorities.

The duties listed above are key to successfully managing the center, but they may be adjusted or expanded depending on the center’s needs.
