ResponsibilitiesAs a Service Technician - Union with Hines, you will perform the following duties under the direction of the community's Service Supervisor. Responsibilities include, but are not limited:
Complete assigned maintenance work orders generated from requests for service in a timely mannerOversee the property grounds and other amenities by performing general cleaning such as trash and debris disposal, pressure wash breezeways and pool areas, and painting curbs and signage as neededBe proactive in diagnosing the issues with the property and provide solutions that are in accordance with established Willowick policies, standards, and code requirementsIdentifies areas for improvement and provides suggestions to improve overall efficiency and productivityPrepare vacant apartment homes for leasing and new move-ins via inspection, identify what requests are needed, scheduling with contractors and vendors as needed, and complete all maintenance tasksRepairs on toilet facilities including soap dispensersClearing drains by means of plunger and handheld augerPerform general labor, such as carrying, stacking, and sorting of materials used in and around the job site, as well as debris removalUsing Employer supplied vehicle, travel for parts and suppliesRepairs on registers and radiatorsMinor repairs on furniture and floorsMaintaining and/or replacing door hardwareRepair of floor maintenance equipment and venetian blindsMaintenance painting in equipment rooms, cooling towers and other touch up in building facilitiesGeneral cleaning in mechanical spaces and perimeter induction unitsClean up job site and equipment by means of vacuum, mop, broom, floor scrubber, waxer, steam cleaner, high pressure spray cleaner, as well as other types of cleaning devices or equipmentCleaning and painting of non-operating mechanical equipment which has been shut down, locked out and tagged by a Journeyman Engineer in accordance with A1iicle XXI - Safety Lockout ProgramMiscellaneous handyman work requiring the limited use of hand tools
Other duties without direct supervision
Cleaning roof drains, air vents, registers and radiatorsReplacing lamps and cleaning light fixturesMaintenance of toilet facilities, excluding energized systemsReplacing ceiling tiles not affecting fire sprinkler systems and other energized systemsMinor repairs of furniture and floorsReplacing air filtersCleaning of engineering shop areasReplacing fire extinguishersHanging framed objects not requiring the use of power tools other than cordless drill/drivers QualificationsMinimum Requirements include:
*Candidates must be Union Members or willing to become Union Members. This includes obtaining/holding a BOMA certification*
