Job Description Summary

Are you a Property Manager wanting the opportunity to work for a large global organisation where you have the chance to develop quickly and enjoy working with large accounts and exciting assets? We are looking for an experienced Property Manager Surveyor to join our London Asset Services team situated within our City office. You will be joining an expanding team working with Asset Managers and key partners to deliver a market-leading property management service on a key client contract.

Job Description

The ideal person will have previous experience working as a Surveyor within commercial property management, across sectors, including single and multi-occupied buildings. Account management is key, so you will be someone who has a successful track record of working closely with senior stakeholders, with exceptional communication skills and a proactive approach to identifying asset management opportunities.

You will be involved in all aspects of client service delivery, with a focus on delivering our core services brilliantly, whilst advising on opportunities to maintain and enhance the performance of the property investments. The ability to deliver brilliant core services in accordance with KPIs is essential, in keeping with our market-leading professional property management service.

Core Responsibilities:

Clients

Responsible for managing one or more regional accounts, including providing a timely, consistent, and accurate flow of information required to operate the portfolio in accordance with the client’s and company objectives.

Understand clients’ business and asset management objectives to maximise asset performance.

Understand and align with client’s vision and values.

Manage and liaise with internal teams and external consultants to provide a complete service.

Work collaboratively to deliver service excellence.

People & Teams

Familiarise yourself with C&W corporate structure and values, seeking to develop internal networks.

Be proactive, identify and implement new approaches to improve efficiency, be customer-focused, and improve performance.

Actively seek formal and informal activities to broaden experience and knowledge.

Operations

Ensure compliance with C&W procedures and guidelines (health & safety, environmental, quality, risk, professional code of conduct, etc.).

Act as interface between tenant and client, dealing with tenant and client queries in a timely and efficient manner.

Act as a point of contact for integrating service platform for the client, as well as ensuring that accounting practices are sound and consistently applied.

Provide the general and financial information required for other members of the management team to make informed decisions and carry out their operating responsibilities.

Assist with the mobilisation and demobilisation of single-let and multi-occupied properties.

Ensure that property database is accurately maintained. Proactively manage lease event dates, including reviews, lease expiries and options, and assist with strategy implementation.

Process tenant applications (e.g., for alterations or alienation) and advise the client accordingly.

Collate management information and reporting in advance of client meetings, recording, and carrying out any actions arising.

Ensure accurate client reports are prepared to the correct specifications and issued in accordance with agreed timescales.

Liaise with property agents/lawyers in accordance with instructions as specified by the client mandate.

Coordinate with insurers on annual premiums and risk management matters.

Support rent and service charge collection delivery of pre-agreed collection targets, ensuring tenant arrears are proactively managed with the central credit control team.

Manage utility supplies, recharges, and reconciliations in conjunction with our appointed Utility Bureau.

Qualifications:

A minimum of 2-3 years’ commercial property management experience.

Degree-level qualification or equivalent.

Membership of RICS or equivalent level qualification desirable.

Skills, Knowledge & Experience:

Self-motivated and enthusiastic, focused on delivering the best possible result for our clients and customers.

Knowledge of the real estate industry and commercial awareness.

Good IT skills (MS Word, Excel, PowerPoint, Outlook).
