Act as the primary point of contact for all matters related to the successful day-to-day operation of the properties.Manage tenant relations and coordinate tenant maintenance and repair requests with management, staff, superintendents, and contractors.Manages resident community consisting of approximately 1000 apartments in accordance with Fair Housing guidelines.Must be present on-site and able to move throughout the buildings to address building-related matters, including exceptional communication. skills to meet with tenants, staff, vendors and visitors.Ability to ascend and descend stairs and be comfortable with exposure to varying environmental climates and circumstances.Be available after-hours for emergencies, resource coordination, and implementation of corrective action.Effectively administer the vacant apartment turnover process.Works in conjunction with maintenance staff on the administration of work order requests, including entering work orders into Yardi, dispatching staff, monitoring completion, and following up to ensure resident satisfaction.Overseeing the resident move-in and move-out process. Responsible for all unit inspections including unit move-ins and move-outs. Prepares move-out reports including assessment of damages and fees for the accountant to utilize in performing deposit accounting.Reports any unusual circumstances, property loss or liability related incidents and work-related injuries involving the residents, property or personnel to senior management immediately.Conducts physical inspections of the entire property/portfolio and directly supervises the service, grounds, and maintenance personnel through the property Superintendents. Together with the General Manager, responsible for generating the preventive maintenance schedule for the maintenance staff.Assists the Superintendents and maintenance team with conducting annual unit inspections to ensure compliance with all agency regulatory standards.Assists senior management staff with preparation of monthly financial variance reports.

Requirements:

Bachelor’s degree in business, marketing, real estate, or finance or equivalent experience.A minimum of 5 years of multifamily residential property management experience. Experience working with any institutional housing programs is a plus.Proficiency in navigating computers and property management software, including Microsoft Office On-Site, Yardi, and Building Link.Technical knowledge of building operations and maintenance.Knowledgeable in and compliant with all local, state, and federal regulations governing the property including landlord/tenant regulations.Previous supervisory experience (office and maintenance staff)Experience working with unions is a plus.Strong organizational, verbal and written communication skills are a must.Must be able to work both independently and with a team.Must be able to multitask and thrive in a fast-paced, constantly changing environment.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.


The company will not pay less than minimum wage for this role.


The compensation for the position is: $119,000.00 - $140,000.00
