This job is part of the Property Management job function. They are responsible for operating buildings on behalf of a client or group. Working onsite in lower Manhattan, NY USA. **What You'll Do:** + Provide formal supervision to employees, including performance evaluations, ongoing coaching, staff development, and succession planning. + Coordinate daily team operations: develop work schedules, delegate responsibilities, cross-train staff, and ensure accountability through critical metrics and performance tracking. + Respond to complex and high-profile shareholder concerns, ensuring prompt and professional resolution of issues related to facilities, services, and infrastructure. + Support various team members who oversee HVAC, fire/life safety, electrical, and plumbing infrastructures. Ensure compliance with regulatory requirements and preventative maintenance schedules. + Manage vendor contracts and performance for MEP services, janitorial, security, landscaping, and other building services. Conduct RFPs alongside Procurement and negotiate service agreements as needed. + Lead or support capital projects, from budgeting and design through construction and close-out. Coordinate with engineers, contractors, and consultants. + Develop and manage annual operating and capital budgets. Provide forecasting, variance reporting, and financial performance updates to stakeholders. + Support the development and implementation of emergency preparedness programs, business continuity plans, and building-wide recovery protocols. + Maintain deep familiarity with local codes, OSHA standards, and best practices in energy efficiency, sustainability, and building performance. **What You'll Need:** _To perform this job successfully, an individual will need to perform each crucial duty satisfactorily. The minimum salary for theSenior Property Manageris $170,000 annually and the maximum salary for theSenior Property Manageris $200,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
