**Aboutthe role**
TheSenior Project Manager/Owner's Representative leads all aspects of data centerconstruction projects for our global tech client in Cedar Rapids, IA. The Sr.PM/Owner's Rep oversees vendor compliance with construction agreements whileleading the overall project budget & schedule.
Thisjob is part of the Project Management function responsible for the managementof projects from initiation through completion. **This role requires onsitepresence in Cedar Rapids, IA. We are willing to provide relocation assistancefor the right candidate.**
**Whatyou’ll do**
Workwith Contractor(s)/A&E design team to create and establish the masterproject timeline, based on the critical path and key achievements. Coordinate valueengineering
Createand establish the master project budget, including soft costs and hard costs
Supportcontractor pre-qualification, bid solicitation, bid analysis andrecommendations
Coordinatedesign team activities and coordinate constructability review of the projectdocuments
EnsureGC is completing list of city and/or other authority approvals process, andpermitting
Provide/ gather cost estimates working with subs and other vendors for scopegaps/changes
Ensurebudget management while tracking review cash flow projections on a monthly orquarterly basis as required
Managecost/change control, including change order review, negotiation, &recommendations, delay analysis at program level
Ensuretracking of all key project documents, including submittals, RFI’s, changeorders, invoices and payments, lien releases are implemented
Coordinationand management of all owner direct vendors working with supply chain andconsultants
Periodicconfirmation of safe construction practices by GC and vendors
Initiateclose out process prior to project completion, typically two to three months inadvance with document control team, setting timelines and responsibilities
Establishclose out documentation requirements. Ensure receipt of close-out documentsuntil completion, including warranties, as-builds, and O&M manuals
Ensurepunch list, completion and final completion process through onsite constructionmanagement team
Negotiate,resolve and close out any outstanding change orders, quality issues or disputes
**Whatyou’ll need**
Applicantsmust be currently authorized to work in the United States without the need forvisa sponsorship now or in the future
+ Bachelor's Degree preferred with 8-10 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
+ Mission critical and/or industrial facilities project management. Technical project management with Hyperscale Data Center experience preferred.
+ Strong knowledge of MEP construction management with a solid track record of leading capital projects is required.
+ Google Suite applications experience. Knowledge of BIM or Autodesk ACC is preferred. P6 and Bluebeam experience is helpful.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Workplace Experience Coordinator position is $45,000 annually and the maximum salary for the Workplace Experience Coordinator position is $49,500 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.
