The ideal candidate should have strong architectural and/or engineering expertise to support the design and construction of a ground-up facility. This is not a remote position, the Senior ProjectManager should be local to Long Island, New York and be familiar with the local building codes and requirements. This job is part of the Project Management function. They are responsible for the management of projects from initiation through completion. What you’ll do Oversee all phases of project management including procurement, contracting, planning, tracking, and execution. Identify complex project risks, lead constructability reviews, and develop risk mitigation and backup plans. Ensure that contract procurement, negotiation, execution, administration, and closeout are accurate, timely, and compliant. Monitor billing, accounts receivable collection, expense monitoring and control, staffing, and overall budget(s). Work cross-functionally with other business lines to achieve the company's strategic business objectives. Provide formal supervision to employees, mentor the training and development of staff. Conduct performance evaluations and coaching. May lead all aspects of the recruiting and hiring of new employees. Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed. Apply a broad knowledge of the business, own field, and how own subject area integrates with others to achieve team and departmental objectives. Lead by example and model behaviors that are consistent with CBRE RISE values. Influence others to adopt a different point of view while being guided by policies and departmental plans. Identify and solve technical and operational problems of complexity and understand and recognize the broader impact across the department. Improve and change existing methods, processes, and standards within the job discipline. Other duties as assigned. **What you’ll need:** Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future. + BS Degree and at least 10 years of related experience and or training is required; eight or more years of experience working in Data Center, Mission Critical or Colocation environments is strongly desired. + Previous Construction or Construction management experience preferred. + Basic understanding of telecom or data center construction project management best practices is required. + Knowledge of industry trends, project management and construction procedures and best practices as it relates to telecom, data center construction project management and colocation projects is preferred. + Knowledge of the importance of the Method of Procedure (MOP) Process, work notifications, and protection of IT network and other equipment during construction. + Proficiency with MS Office Suite (Excel, Word, Outlook, PowerPoint, Teams), must be able to complete all administrative tasks associated with the role. The SPM OR is an independent role and will not have support or administrative staff assigned. + Ability to work under pressure, meet close deadlines and be on site regularly during project duration and have flexibility to work non-traditional hours at times. + Ability to analyze sophisticated information organize and prioritize work while meeting multiple deadlines and develop plans to address identified issues. + Strong interpersonal skills, with the ability to self-manage, with strong initiative, is critical to prioritize multiple tasks simultaneously in a robust environment. + Ability to effectively plan and delegate the work of others. The minimum salary for this position is $160,000 annually and the maximum salary for this position is $210,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend’s applicable benefit program.
