Job Description
Provide leadership and oversight for assigned construction projects, ensuring they are delivered safely, on schedule, and within budget. Manage all phases of the project lifecycle, including preconstruction planning, execution, and closeout.
Responsibilities
Coordinate with superintendents and field teams to align resources, schedules, and methods for successful delivery.Develop and maintain comprehensive project management plans covering scope, procurement, scheduling, quality, safety, and risk management.Oversee contract administration, change orders, and cost control processes to maintain profitability.Prepare and review monthly progress reports, cost projections, and billing to ensure positive cash flow.Lead project meetings with owners, architects, subcontractors, and internal teams to maintain communication and resolve issues.Monitor scheduling activities, including CPM schedules and procurement timelines, and ensure Lean principles are applied.Participate in estimating, bidding, and business development efforts when required.Identify and mitigate potential claims or risks, ensuring timely resolution of issues.Ensure compliance with safety standards, insurance requirements, and all applicable regulations.Essential Skills
Proven experience in preconstruction and full project delivery.Strong knowledge of contract documents, scheduling systems (Microsoft Project), cost control, and construction operations.Proficiency in Microsoft Office Suite and project management tools.Excellent leadership, communication, and organizational skills.Ability to manage multiple priorities in a fast-paced environment.Multi-family project experience required.Additional Skills & Qualifications
Bachelor’s degree in Construction Management or related field (or equivalent experience).3–5 years of experience managing commercial construction projects up to $20M (Project Manager level).5–10 years of experience managing projects up to $50M (Sr. Project Manager level).Work Environment
In office about 70% of the time, located in the East Village. Projects are all within central Iowa, with the furthest active project in Newton. The office has 17 employees and features amenities such as an in-office gym and, if available, a company truck.
