JLL’s Toronto Project & Development Services (“PDS”) group is seeking a Senior Project Manager in the Greater Toronto area. Interacting directly with clients and relying upon your experience, the selected candidate will be fully accountable for the successful delivery of projects and exhibiting independent judgment to proactively plan, prioritize, and organize program workload in a fast-paced environment.
JLL is currently seeking an experienced dynamic individual for the role of Senior Project Manager to provide reliable and professional support to the Project Management Team. This role encompasses the delivery of construction projects in the Greater Toronto area to support various clients and their strategic commercial real estate objectives. Primary responsibilities involve day to day construction project management activities including planning, oversight, reporting, and delivery of renovation, new build, relocation, and decommissioning projects with a focus on scope, schedule, and budget. The position entails working with a diverse group of internal and external stakeholders at all levels of the organization, and the successful candidate will require the independent judgment to plan, prioritize, and organize a diverse workload.
What your day-to-day will look like:
Project Management
Managing multiple projects in various phases of development with a focus on Corporate Interior Fitouts.Flexibility to be capable of managing various project types including Corporate Office Workplace, Hotels & Hospitality, Education, Industrial, and Data Center projects.Acting as a single point of contact, regularly proactively communicating with your client and manager.Establishing, maintaining, and achieving project goals and criteria to satisfy client expectations.Leading the activities of clients, consultants, contractors, suppliers, AHJs, and other stakeholders.Negotiating with landlords and coordinate between base building and tenant improvement scope.Developing, implementing and maintaining specified project management processes.Defining, documenting, and controlling project scope and changes to the specified level of quality.Developing a project control budget and baseline schedule aligned to scope.Controlling costs and schedule, and regularly reporting project status.Preparing and updating a Risk Management Plan and mitigating project risks.Developing a contracting strategy, procuring, negotiating, and holding parties accountable to their contracts on behalf of our clients.Leading project meetings, generating meeting minutes, and preparing progress reports.Overseeing the general contractor’s progress during construction, keeping our clients informed on all project risks and providing mitigation advise.Preparing/updating project status reports, process purchase orders and invoices, critique progress draws and invoice applications, updating tracking reports and maintaining files for due diligence and financials.Direct a timely close-out process including punch-list completion, warranty documentation and fulfillment, proof of permit close, as-built drawings and schedule.Maintaining complete and accurate project documentation, easily retrievable and suitable for audit.Implementing PM software, leveraging JLL technology solutions whenever possible.Managing project revenue forecasting, client invoicing, accounts receivables and financial closeout.Relationships
Building trust with clients, JLL brokers and other JLL business lines, landlords, developers, consultants, and contractors.Cultivating new and existing business relationships.Obtaining client referrals and testimonials.Proactively identifying and tactfully resolving potential project issues.Collaborating with JLL peers, regional leads, practice leads, and SMEs to leverage JLL’s vertically integrated real estate services platform.Working from a JLL office or client site a minimum of three days per week to foster relationships and collaboration.Team Management
Fostering an ethical environment of accountability, excellence, inclusivity, collaboration, and innovation.Energizing, supervising, training, mentoring, goal setting, and evaluating PMs, APMs and PCs on your projects.Educating your project team of JLL PDS expectations, policies, best practices, procedures, and methodologies.Growth
Strategically networking and positioning JLL as a leader in project management services.Leading or supporting the pursuit strategy, sourcing, positioning, pitching, and securing of new business.Positioning JLL as a leader in project development services.Marketing available JLL products and service offerings.Creating project case studies at or near project completion.Required Qualifications:
8+ years of construction project management experience with a focus of delivering interior office fitout projects.Outstanding interpersonal and communication skills (verbal and written), articulate, responsive, and highly organized with an ability to influence and achieve desired project outcomes.Project Management Professional (PMP).Engineering, Architecture, Construction Management or similarly applicable degree is an asset.LEED or WELL Certification is an asset.Leadership experience in a project setting, including leading or managing project managers, associate project managers, and project coordinators.Ability to review and interpret plans and specifications from schematic design/design phase through construction drawings.Proficiency with Microsoft Office Suite including MS Project, SharePoint, Excel, and Project Management software.Championing JLL's values and culture of collaboration, inclusivity, and belonging.Excellent organizational and time management abilities to prioritize and manage multiple projects simultaneously both in a team environment and independently.Flexibility with work hours and travel as needed.Valid Driver’s License.Estimated compensation for this position:
145,000.00 – 160,000.00 CAD per yearThis range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
