The Opportunity

The Senior Manager of Real Estate Development Financial Planning & Analysis (FP&A) will lead financial planning, analysis, and reporting for the real estate development portfolio. This role serves as a strategic business partner to development leadership, providing financial insights and analytics to drive informed decision-making across all stages of the development lifecycle.

Financial Planning & Analysis

Lead financial planning, budgeting, and forecasting processes for real estate development projects from acquisition through stabilizationCreate annual development pipelines and multi-year strategic plansForecast capital requirements across the development portfolioAnalyze portfolio diversification by geography, property type, and development stageModel portfolio-level returns and risk metrics Develop and maintain complex financial models for new development opportunities, including proformas, cash flow projections, and sensitivity analysesPrepare investment committee materials and present financial recommendations to senior leadershipMonitor project performance against budget and forecast, identifying variances and recommending corrective actions

 

Strategic Support

Partner with development, construction, and asset management teams to evaluate project feasibility and returnsConduct market research and competitive analysis to support site selection and product positioning decisionsAssess capital allocation strategies and portfolio optimization opportunitiesModel different development scenarios including phasing strategiesSupport due diligence efforts for acquisitions and joint venture partnerships

 

Reporting & Analytics

Design and maintain executive dashboards and KPI reporting for the development portfolioPrepare monthly, quarterly, and annual financial reports for internal stakeholders and external partnersDevelop ad-hoc analyses to support strategic initiatives and business questionsEnsure accuracy and integrity of financial data across all reporting systems

 

Process Improvement

Identify and implement process improvements to enhance efficiency and accuracy of financial operationsDevelop standardized templates, tools, and methodologies for financial analysisLead implementation of financial systems and technology enhancements

 

Business Support and Cross Functional Team Leadership

Serve as financial liaison between corporate development and franchisee partnersCollaborate with franchisees to evaluate new development opportunities, providing financial guidance on site selection, project feasibility, and return expectationsFacilitate alignment between corporate development standards and franchisee financial objectivesCollaborate cross-functionally with accounting, treasury, asset management, franchise and development teams Build relationships with external partners including franchisees, lenders, equity partners, and consultants

What You Will Need:

Required

Bachelor’s degree in Finance, Accounting, Real Estate, or related field7-10 years of progressive experience in real estate finance, FP&A, or investment analysis3+ years in a people management or leadership capacityDeep expertise in real estate financial modeling and development pro-formasStrong understanding of real estate development processes, construction budgeting, and project accountingAdvanced proficiency in Excel and financial modeling techniquesExperience with financial planning software (SAC Planning or similar platforms)Excellent communication and presentation skills with ability to convey complex financial concepts to non-financial audiences

Preferred

MBA, CPA, or CFA designationProficiency in SQL, Python, or R for data analysis and modelingStrong experience with BI tools (Tableau, Power BI, Looker, or similar)Knowledge of real estate capital markets, debt/equity structures, and partnership agreementsExperience with ERP systems (Oracle, SAP, or similar)Background in public accounting, investment banking, or institutional real estate
