Position Summary...The Senior Manager, Real Estate – Asset Monetization leverages Walmart’s real estate assets—including excess land, rooftops, and parking lots—to maximize income opportunities through innovative uses such as cell towers, non-endemic billboards, data pods, parking lot ATMs, and more. This leader is responsible for negotiating, evaluating, and managing short- and long-term real estate agreements, optimizing asset utilization, and driving incremental revenue while ensuring compliance to uphold Walmart's reputation.What you'll do...Drive Asset Monetization: Identify, evaluate, and execute opportunities to generate income from underutilized real estate assets (e.g., excess land, rooftops, parking areas) through partnerships for cell towers, billboards, data pods, ATMs, and other non-endemic uses.Property Management: Oversee real estate holdings, assessing properties for development, disposition, or temporary use. Coordinate with internal teams and external partners to align real estate activities with enterprise goals.Deal Negotiation & Execution: Lead negotiations for leases and agreements, enforce lease terms, resolve landlord/tenant issues, and manage the full lifecycle of deals from site selection to closeout.Market & Site Analysis: Conduct thorough market and site selection analyses, prepare ROI assessments, and present recommendations to senior leadership.Government & Regulatory Engagement: Develop strategies for negotiations with governmental agencies to minimize risk, ensure regulatory compliance, and foster strong relationships that enhance Walmart’s reputation.Continuous Improvement: Evaluate and enhance current plans and processes, remove operational barriers, ensure business needs are met, and support community outreach and company values.
Bachelor’s degree in Architecture, Construction Management, Information Technology, Engineering, or related field and 3 years’ experience in
architecture, construction management, engineering, or related area OR 5 years’ experience in architecture, construction management,

The annual salary range for this position is $80,000.00-$155,000.00
Additional compensation includes annual or quarterly performance bonuses.
