Position Summary...About Real Estate – Realty Operations
Our team is at the forefront of Walmart’s real estate strategy, identifying and securing locations that power our business. We operate cross-functionally, collaborating with legal, finance, design, and operations to deliver projects on time and on budget. In this role, you’ll directly influence our expansion goals and help drive Walmart’s continued success in new markets.

What you'll do...

Drive Walmart’s growth by leading the expansion of our small format assets. As Senior Manager, Portfolio Management, you’ll play a pivotal role in shaping our real estate footprint, negotiating high-impact deals, and delivering projects that fuel our business strategy. This is your opportunity to make a visible impact at scale.

  

Identify and evaluate new real estate sites for small format expansion

Lead site visits, negotiate lease terms, and secure agreements

Collaborate with internal teams to ensure seamless project execution

Manage multiple projects and timelines with urgency

Present site recommendations and deal summaries to leadership

What You’ll Bring

Bachelor’s degree in business, Real Estate, or related field (preferred)

2+ years’ experience in real estate, site selection, or lease negotiation

Strong negotiation and communication skills

Experience in retail/commercial real estate expansion

Ability to travel up to 35% as needed

The annual salary range for this position is $80,000.00-$155,000.00

Additional compensation includes annual or quarterly performance bonuses.

Bachelor’s degree in Real Estate or related field and 3 years’ experience in real estate, retail development, tenant representation, or related area
OR 5 years’ experience in real estate, retail development, tenant representation, or related area.
2 years’ experience in property management.
