Essential Functions and Responsibilities

Assist with basic troubleshooting and repairs of building systems, including doors, floors, plumbing, kitchen appliances, roofs, drains, grounds equipment, and HVAC systems.

Replace HVAC air filters, clear drain pans and waste lines, replace condensate pumps and pan waste lines as needed.

Operate basic features of Building Management Systems (BMS), such as adjusting temperature settings, controlling lighting, and setting schedules.

Support installation and modification of building equipment and systems.

Replace and repair building finishes including ceiling tiles, door hardware, wallpaper, and perform painting tasks on walls, piping, floors, and equipment.

Troubleshoot and repair basic mechanical and plumbing issues.

Evaluate maintenance operations and recommend improvements or cost-saving opportunities.

Demonstrate proficient use and care of tools and equipment used in facility and grounds maintenance.

Respond promptly to emergency situations and service requests.

Conduct inspections of buildings, grounds, and equipment for safety and maintenance needs.

Operate and maintain fire and life safety systems, including fire alarms, fire pumps, and related equipment.

Perform carpentry and miscellaneous repairs as needed.

Adhere to all applicable codes, regulations, and company policies related to building operations and safety.

Utilize technology such as smartphones, tablets, computers, and web-based applications.

Complete all required safety training annually.

Follow company dress code and maintain a professional appearance while on property.

Education and Experience

Required Education: High School Diploma or GED equivalent

Required Experience: Minimum of 4 years of related experience in a commercial property setting

Additional Qualifications

Training or experience in one or more of the following areas: HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair.

Valid driver’s license with a good driving record; commercial license may be required depending on role.

Basic computer skills, including proficiency in Outlook, Excel, and Word.

Work Environment

Operates in a professional office and property environment.

Uses standard office equipment such as computers, phones, photocopiers, and filing systems.

May be required to travel between properties in varying weather conditions.

Physical Demands

Ability to stoop, stand, climb, and lift a minimum of 50 lbs. (e.g., pumps, tools, ladders).

Regularly required to crouch and reach to install or move equipment.

Movement between departments, floors, and properties is required to perform duties.
