Retail Strategy Director
**Job Title** Retail Strategy Director **Job Description Summary** The Retail Strategy Director will be responsible for driving front-end retail delivery strategy to meet or exceed client pipeline goals. Individual leads integration with client Retail Strategy, internal Transaction Management teams, Retail Program Lead and Development Manager to improve new store and ATM site approval and ultimately speed to market. The Retail Strategy Director (RSD) provides extended planning, site development and project management expertise in support of the client’s site delivery process. The RSD will bring to bear standard forecast planning, transactions coordination and site development elements including target zone analytics and proven development management practices. This role is directly accountable for aligning internal service lines in order to accomplish all retail (NFC & ATM) goals determined by the client. **Job Description** The Retail Strategy Director will actively lead and engage with a cross functional group of service lines to assist the client in achieving front-end retail delivery strategy. The RSD will own four (4) primary functions related to strategy & delivery: + Retail (NFC & ATM) Pipeline & Planning – develop and manage planning/forecasting routines and systems to ensure target zone volumes, site approval rates, transaction activities and project delivery will achieve intended client goals. + Retail Program Lead – This direct report role is tasked with aiding the client in the retail site selection and approval process. RPL integrates with client Retail Strategy, CW Transaction Management and PDS execution teams to achieve these goals. + Development Management – This direct report role(s) is tasked with leading the accelerated due diligence (ADD) efforts across the new store (NFC) program. DM engages key partners (A&E, GC, Civil, Consultants) to assess site and jurisdictional impacts to targeted project cost and schedule. Escalates and aids client in understanding site risks, including cost to improve investment decisions. + Transactions integration & alignment – drive seamless engagement & alignment between Transactions and PDS delivery service lines. Establish collective targets and manage routines/reporting to ensure collective accountability to achieving client goals. Individual will continually evaluate and assess team structure, tools and processes to deliver best in class service. Client relationship development and management will be critical to both individual and program success. Program deliverable(s) must contemplate use across a remote and distributed field organization. **Duties to include** **:** + Regular interface with internal and external clients to ensure successful delivery of project management services, client goals and objectives are established and achieved, project action plans are implemented, anticipate/respond to all client needs, and generally act as a trusted advisor for comprehensive real estate work + Liaise between TM and client; drive TM deliverables, including new store acquisitions, based on bank strategy + Develop retail pipeline strategy to support site selection process + Ownership of Development Management process and delivery to drive new store and ATM speed to market through early engagement on industry standard pre-development/construction elements + Drive integration, accountability and delivery across all service lines including: + BofA Strategy/Planning + Transaction Management + Capital Planning + Project Management + Client stakeholders + Single point of contact for communication and escalations, ensuring consistency across Retail Strategy program + Develop internal program goals in alignment with the client’s program delivery targets and requirements + Conducting stakeholder meetings to communicate program status updates, successes, and challenges, identify, report, and manage risks + Escalate and work with Retail client to adjust strategy in order to achieve site delivery goals + Identify and address areas of concern regarding potential liabilities and risk (fee, our reputation, errors and omissions, etc.) with PDS Account Director. + Demonstrate competence in targeted project types and operate in complex, non-routine environment. + Act with fiduciary responsibility to client projects, including complete financial management of projects in Pursuit status. Prepare anticipated cost reports and any other reports as required by the client + Contribute to business development through identification of project or client opportunities. + Negotiate contracts with selected vendor(s) and manage performance of all contracted vendors, consultants, etc. + Demonstrate proficiency in the use and application of all client & CW technology as required for assigned programs. + Active management of PDS staff, including adherence to company policy/procedures, staff development, performance management, and team motivation. Convey and ensure adoption of policies and practices to the team. The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications. The company will not pay less than minimum wage for this role.
