Property Manager position at a real estate investment and management firm. Will join a small team and manage a 10 million sq. ft. portfolio of 28 properties (mostly industrial with 1 office building). $90K - $95K DOE + bonus potential + benefits.

Property Manager (commercial properties) Details:

Direct Hire position$90,000.00 to $95,000.00 /annuallyFirst ShiftCoordinates building access to brokers, tenants, and vendors.Responsible for building and maintaining relationships with tenants and vendors.Conduct site inspections including vendor site visits, appraisal tours, and lender inspections.On call for fire alarms and other property emergencies.May require minimal travel.Oversee service contracts, purchase orders, and work authorizations.Expected to actively find ways to reduce operating expenses while striving to increase the quality of service we provide tenants.Responsible for ensuring code compliance and proper equipment maintenance for all properties.Actively participate in operations meetings.Conduct move-ins and move-outs. • Coordinate tenant appreciation events and other ESG initiatives.Conduct CAM reconciliations & CAM Estimates.Prepares license agreements, telecommunication agreements, approval memos, and legal notices (such as 3-day notices).Reforecasting of property budgets (simple, corporate allocations).Conduct quarterly property inspections.Documenting and processing risk management insurance claims.Utility tracking and processing to ensure timely payment.Conduct MRI input, tenant chargebacks, adjustments, and associated backup documentation processing.Conduct processing of capital project documentation in PMWEB.Conduct financial reporting when needed including: Review and approval of property accounts payable invoices (1st step), including utilities, and follow up on vendor payment issues as they ariseConduct a variety of accounts receivable functions, such as delinquency calls and letters, payable applications, and delinquency notesReview monthly tenant billings to ensure accuracy and be able to field tenant questions regarding oVerifying Monthly rental updates. oAssist with ad hoc special projects when needed.

Property Manager (commercial properties) Qualifications:

Bachelor's Degree preferred.Texas Real Estate License required. If a candidate does not currently hold a real estate have one, must be open obtain it within the first 12 months in the role.Minimum of 3-5 years’ experience in commercial property management. Industrial experience preferred. Experience with Budgeting and CAM Reconciliation processes. Must be proficient with word processing & spreadsheet software (Word and Excel) and adapt to using multiple accounting, budgeting, and compliance platforms.
