What this opportunity involves:

We are currently seeking a Property Manager where you will play a key role in delivering exceptional property management outcomes for one of our valued clients. This is an exciting opportunity to work as part of the property management team on a national portfolio. You will work in a fast-paced environment, managing stakeholder relationships while ensuring service delivery expectations are consistently met and exceeded.

While this is a hybrid role offering workplace flexibility, the successful candidate must be able to attend our Melbourne CBD office a minimum of three days per week.

Key Responsibilities:

Develop and manage relationships with landlords, sub-tenants, and clients as the primary point of contact for all communications, emergency response coordination, and preventative maintenance initiativesMaintain portfolio database accuracy above 98% and ensure all lease terms are accurately reflected in systems through proactive liaison with the Lease Administration teamMonitor and manage all landlord responsibility work orders within 30-day timeframes while ensuring compliance with legislation, OH&S, and risk management policiesAssist in managing property operating expenditure including budget preparation, support achievement of annual budget targets within +/-1% variance, and ensure timely payment of all lease-related expensesSupport lease termination processes including make-good commitments, site handbacks, and management of landlord/sub-tenant obligations per lease termsReview monthly rent roll variances, provide commentary on changes, and assist with regular portfolio management reports within specified timeframesIdentify opportunities to reduce costs and increase revenue while maintaining adherence to agreed financial timetables and client contract requirementsActively support Facilities Management and other Portfolio Managers, contribute to team meetings, and maintain a culture of best practice and innovation

Key Skills & Requirements

Tertiary qualification in Property/Real Estate or equivalent Current Real Estate License or Certificate of RegistrationAt least 2 years of experience in property, contract, or project management fields, preferably in high-volume environments with major landlords or retailers Demonstrated ability to manage multiple complex issues concurrently under tight operational deadlines while maintaining quality outcomesTrack record of meeting performance targets with a focus on superior client service deliveryExcellent verbal and written communication abilities with strong stakeholder management experience across all organizational levelsProven ability to work effectively in team environments while supporting colleagues and contributing to collective successStrong analytical skills with attention to detail for financial reporting, data management, and compliance monitoring
