Property Manager
**Job Title: Property Manager** **Job Description** The Property Manager is responsible for overseeing the daily operations, maintenance, and safety of residential or commercial properties. This role ensures that all building systems function efficiently and that tenants or occupants experience a safe, clean, and well-maintained environment. **Responsibilities** + Supervise the upkeep of HVAC, plumbing, electrical, and mechanical systems. + Schedule and oversee routine inspections, preventive maintenance, and emergency repairs. + Coordinate with vendors and contractors for specialized services, such as elevator maintenance and fire safety systems. + Monitor building performance and implement upgrades to improve energy efficiency. + Understand the operation and troubleshooting of building equipment such as boilers, chillers, pumps, and control systems. + Maintain logs and documentation for equipment servicing and compliance. + Ensure proper functioning of security systems, lighting, and access controls. + Enforce health and safety standards across all property areas. + Conduct regular safety audits and risk assessments. + Ensure compliance with local building codes, environmental regulations, and fire safety laws. + Develop and manage budgets for maintenance, repairs, and capital improvements. + Negotiate contracts with service providers and monitor performance. + Track expenditures and identify cost-saving opportunities. + Respond promptly to tenant inquiries and maintenance requests. + Communicate building updates, renovations, or service disruptions. + Foster positive relationships to enhance tenant satisfaction and retention. **Essential Skills** + 5+ years of experience in commercial property or facilities management. + Strong understanding of building systems, equipment, and maintenance protocols. + Proficiency with property management software and related platforms. + Excellent communication, budgeting, and vendor negotiation skills. **Additional Skills & Qualifications** + Certifications such as CPM (Certified Property Manager), RPA (Real Property Administrator), or FMP (Facility Management Professional) are a plus. + Experience in leasing and customer service. **Why Work Here?** Join a start-up company that is expanding, offering great opportunities for growth and advancement. **Work Environment** The role involves working across 8 different properties, with travel required to each location. The team consists of 5 property managers, with a schedule of either 7-4 or 8-5. **Job Type & Location** This is a Contract to Hire position based out of Burlingame, California. **Pay and Benefits** The pay range for this position is $48.07 - $48.07/hr.
