Job Description
This position is responsible for all accounting and financial reporting for a portfolio of residential multi-family and/or commercial properties. The accountant will manage full general ledger accounting, financial reporting, bank account reconciliations, and monthly and year-end preparation and analysis of financial statements. Additional responsibilities include the production of audit work papers, real estate and personal property filings, as well as special projects related to the assigned portfolio.
ResponsibilitiesResponsible for monthly and annual accounting for a portfolio of real estate properties.Read and understand documents pertinent to sites, including Operating/Partnership, Debt/Loan, and Management agreements and their impact on accounting for sites.Generate and ensure accuracy of monthly accrual and cash basis financial reporting including balance sheets, income statements, statements of cash flow, variance analysis, and cash flow analysis.Regular ongoing interaction with property management staff and respond to requests for information.Review and ensure accuracy of rent rolls, accounts receivable, accounts payable, and prepaid rent aging. Reconcile to the general ledger monthly.Input month-end journal entries, Fixed Asset depreciation (using FAS software) as needed, and adjust prepaids/accruals as needed.Monitor operating, security deposit, escrow, reserve, and other cash accounts. Prepare and review monthly bank statement reconciliations.Assist in coding/entering certain invoices to pay. Ensure timely payment of real estate tax bills and mortgage payments.Analyze G/L accounts and prepare and review monthly account reconciliations.Monitor and track equity accounts, including contributions and distributions.Income and expense variance analysis and explanation on a monthly, quarterly, and/or annual basis. Review and challenge explanations from site personnel.Complete CAM/OPEX billings and assist in collection of accounts receivable as needed for commercial tenants. Read, understand, and account for commercial leases.Generate necessary work papers and information in connection with annual audits, tax return, and financial statement preparation.Fulfill lender reporting requirements.Complete town annual income and expense and personal property tax declaration filings.Participate in the annual budget preparation process: supply requested information, attend annual budget meetings, and import budgets into Yardi as required.Complete cash flow projections, pro formas, and valuations, as requested.Suggest and assist in the implementation of process improvements.Assist Controllers and CFO in other duties as assigned. Act as Accounting department liaison and support property management/corporate personnel as requested.Complete other duties assigned by management.Essential SkillsBS in AccountingExcellent property accounting, organizational, and communication skills with attention to detail.Working knowledge of Microsoft Office, Word, and Excel.Experience with Yardi.Ability to multitask.Ability to work within a group setting and act individually where appropriate.Ability to work with minimal supervision.Ability to maintain professional communication with colleagues, property managers, third-party owners, and vendors.Additional Skills & QualificationsTrue Property Accountant with Accounting Degree.Experience in accounting capacity at a property management company without a degree.Potential for inexperienced accountants with public accounting experience.Work Environment
The position is fully on-site and allows employees to leave at 3 PM. The work environment is collaborative, requiring interaction with various stakeholders, including property managers and third-party owners. This role involves working with Yardi ERP system and Microsoft Office Suite.
Pay and BenefitsThe pay range for this position is $60000.00 - $90000.00/yr.
