We are seeking a skilled Project Manager to join our team in Owings Mills, MD, due to significant growth. The role involves supporting commercial construction projects, including banking, office space, retail, healthcare, and other commercial TI projects. The Project Manager will oversee projects from pre-construction through to completion.
ResponsibilitiesPerform estimating and project takeoffs independently.Manage the entire project bidding process.Build, understand, and maintain project budgets.Understand and manage the RFI process, including maintaining RFI logs.Assist in preparing prime contracts, subcontracts, and purchase orders.Request and execute bonding with a complete understanding of payment and performance bonds.Manage the submittal process and maintain a submittal log.Develop and maintain project schedules.Schedule, hold, and attend project meetings as required.Interpret blueprints and drawings, understanding specifications efficiently.Execute and process change orders and change events.Process invoices from vendors and subcontractors and handle billings to owners or General Contractors.Perform the punch list process, creating and maintaining associated lists and schedules.Manage as-built and closeout processes.Understand insurance requirements and local construction tax laws.Review contracts for red flags or cautionary items.Maintain working relationships and open communication with field personnel.Ensure QA/QC on projects and uphold project safety as per OSHA 1926.Cultivate sales and new client relationships, maintaining and building customer and contractor networks.Essential SkillsOSHA 10 and OSHA 30 certifications.Strong problem-solving skills.Ability to lift and carry up to 50 pounds regularly.Exceptional attention to detail.Strong written and verbal communication skills.Ability to multitask and work in a fast-paced environment.Willingness to take initiative and accept responsibility.Two years of construction industry experience preferred.Additional Skills & QualificationsA degree in Construction Management, Design, or Engineering is a plus.Experience with PM Management software.Proficiency in RFI, submittal, and change order processes.Ability to read and understand drawings/plans.Work EnvironmentThe work environment consists of a smaller in-office team with currently 22 staff members. The role involves limited travel to project sites, with 90% of the work conducted in the office.
