Project Manager

Job Description

The Project Manager will proactively develop and nurture relationships with general contractors, developers, facility owners, EPCs, consultants, and environmental firms throughout the DMV area. The role involves sourcing and qualifying opportunities to maintain an active pipeline that aligns with revenue and margin targets. The Project Manager will lead client outreach initiatives, including organizing lunch-and-learns, making bid/no-bid decisions, and preparing proposals and presentations. Additionally, the position requires preparing competitive estimates and detailed proposals from plans, specifications, and field assessments, while closely partnering with estimating and operations teams. Negotiating pricing, scope, and terms will be performed in coordination with relevant stakeholders.

Responsibilities

Develop and maintain relationships with key industry stakeholders in the DMV area.Source and qualify business opportunities to maintain a robust pipeline.Lead client outreach, including presentations and decision-making on proposals.Prepare detailed and competitive estimates and proposals.Collaborate closely with estimating and operations teams.Negotiate pricing, scope, and terms with stakeholders.

Essential Skills

5–10+ years of asbestos abatement project management experience on commercial and/or industrial projects.Proven network of relationships with general contractors, owners, and consultants in the DMV asbestos/environmental space.Strong skills in reviewing plans/specs, performing takeoffs, interpreting scopes, and building accurate estimates.Demonstrated success in winning work and achieving revenue and margin goals.Working knowledge of AHERA, NESHAP, and DMV regulatory frameworks.Excellent communication, negotiation, and client-facing presence.

Additional Skills & Qualifications

Ability to coordinate notifications, permits, clearances, and closeout processes.

Work Environment

The company has a significant presence in Maryland and is looking to expand into the DC and Virginia markets. Success in this role could lead to the opportunity to lead new operations in these markets and benefit from a competitive salary and commission structure.

Job Type & Location

This is a Contract to Hire position based out of Elkridge, MD.

Pay and Benefits

The pay range for this position is $40.00 - $55.00/hr.
