**Aboutthe role**
Thepurpose of this Principal Project Management position is to provideexpert-level experience and judgement while delivering projects at a clientsite. The Project Management Team supports project delivery at a majorpharmaceutical company. The primary responsibility of the Program ManagementPrincipal is to successfully and independently deliver a portfolio of capitalprojects and / or programs while operating in a client representative capacity.
**This job requires an on-site presence in Indianapolis, Indiana. We are willing to provide relocation assistance for the right candidate.**
**Whatyou’ll do:**
Provideconsultation to the client during the development and execution of the sitecapital plan.
Provideconsultation and expert-level judgment to the client while implementing capitalproject delivery processes at client site.
Leveragein-depth knowledge of project execution in cGMP environments to successfullydeliver capital projects and programs.
Interfacewith site senior-level leadership during the planning and execution ofprojects.
Workwith cross-functional teams, including but not limited to, Engineering,Construction, Quality, Regulatory, Maintenance, Procurement, and HSE.
Leverageexpert judgment while planning Verification activities on assigned projects.Verification activities may include a combination of Commissioning,Qualification, and/or Validation for facilities, equipment, and computerizedsystems.
Implementprojects while following project management principles consistent with thosecontained within the Project Management Book Of Knowledge (PMBOK).
Leveragea detailed understanding of asset lifecycle management in cGMP environments tosuccessfully deliver projects. This includes Assessing Impact, DefiningRequirements, Design, Design Review, and Test and Release.
Provideexpert level judgment during change management processes (i.e. change controlimplementation planning)
Partnerwith the Quality and Operations organizations during project and facilityplanning.
Providereporting to client related to project metrics.
Consistentlyshare knowledge with junior resources while acting as a mentor.
Actas key client contact for site.
Identifypotential business opportunities at client site and work with the ProjectDirector to propose additional services.
Promoteand maintain an environment consistent with CBRE values, including Respect,Integrity, Service, and Excellence.

Ensuredirect, indirect, and / or outsourced service providers and vendors provideconsistent, high-quality services.

Possessability to solve advanced problems resulting from complex situations.
**Whatyou’ll need**
+ Bachelor’s degree in Architecture, Engineering, Construction Management, or related field preferred.
+ >10 years of experience while working in cGMP environment(s) required.
+ Successful history of managing projects in cGMP environment(s) required.
+ In in-depth understanding of Validation planning and execution is required.
+ PMP (US and/or Canada) and LEED AP preferred

Required knowledge, skills, and abilities include:
+ Bachelor’s degree from a four-year university; three or more years of experience with underwriting or asset management of commercial real estate; or equivalent combination of education and experience.
+ Strong professional writing and verbal communication skills.
+ Detailed underwriting capabilities.
+ Understanding of construction and development processes.
+ Experience tracking construction projects for capital providers.
+ Ability to work in a fast-paced environment while managing and prioritizing multiple complex transactions.
+ Strong attention to detail and commitment to accuracy.
+ Advanced Microsoft Excel skills, including building models for performance tracking and cash flow forecasting.
+ Excellent organizational and problem-solving skills.
+ Ability to work independently and collaboratively within a team.
+ Ability to provide guidance and support to team members.
+ Prior experience in commercial real estate, with emphasis on cash flow modeling, construction loan administration, valuation, and/or servicing.
+ Understanding of real estate and finance principles, including time value of money.
+ Ability to perform financial calculations.

The pay range for this position is subject to an applicable Collective Bargaining Agreement. The negotiated rate for the Union Helper position is $85,841.60 annually [or $41.27 per hour]. Please refer to the Collective Bargaining Agreement regarding pay scale. This role will provide the following benefits: Dental insurance, Health insurance, Life insurance, and Vision insurance.
