Job Summary

EMCOR Services Scalise Industries is seeking a Preventive Maintenance (PM) Account Manager to manage and grow long-term service relationships across Western Pennsylvania. This role is responsible for overseeing assigned maintenance accounts, ensuring contract compliance, customer satisfaction, renewal retention, and identifying opportunities for service enhancements and project work.

 

This role includes a balance of account management, analytical value creation, and proactive business development, with clear weekly activity and reporting expectations.  This is a salary-exempt position with a base salary and incentive/commission plan.

Essential Duties & Responsibilities

Account Management & Customer Relations

Serve as the primary point of contact for assigned preventive maintenance customersBuild and maintain strong, trust-based relationships with property managers, facility managers, and building ownersConduct regular site visits to review performance, address concerns, and reinforce valueEnsure customer expectations are met or exceeded in all aspects of service deliveryProvide regular account updates and participate in weekly reporting and review calls with the General Manager

Preventive Maintenance Program Oversight

Manage PM agreements from onboarding through renewalCoordinate with service operations to ensure scheduled maintenance is completed accurately and on timeReview work order history, equipment performance, and service trendsProactively address recurring issues and recommend improvementsDevelop basic energy spend and equipment performance analyses to help customers understand operating costs, identify inefficiencies, and demonstrate the value of preventive maintenance

Contract Retention, Growth & Business Development

Lead PM contract renewals, including scope reviews and pricing discussionsIdentify upsell and cross-sell opportunities including additional PM coverage, repairs, replacements, controls, and energy-related improvementsPartner with sales and operations teams to transition identified opportunities into quoted workConduct proactive outbound prospecting, including cold calling, as part of weekly activity expectations to identify new preventive maintenance opportunities

Reporting & Administrative Duties

Maintain accurate CRM and account recordsTrack renewal timelines, customer touchpoints, cold call activity, and service performance metricsPrepare weekly activity and pipeline reports for review with the General ManagerPrepare basic account reviews and summaries for management as needed Qualifications

Required

Ability to travel throughout Western PennsylvaniaStrong interpersonal and communication skillsExcellent organizational and time-management abilitiesComfortable working independently while remaining accountable to team objectivesProficiency with Microsoft Office

Preferred

College degree preferred (business, marketing, engineering, or related field)Experience in HVAC, mechanical services, facilities management, or building servicesPrior account management, customer success, or service coordination experienceFamiliarity with preventive maintenance agreements and service contract models
