Job Title: Pre-Construction Manager

Job Description

We are seeking a dedicated and experienced Pre-Construction Manager to join our leading construction company, specializing in commercial, clean room, pharmaceutical, and semiconductor projects. This role involves overseeing all pre-construction activities to ensure projects are meticulously planned, accurately estimated, and strategically coordinated for successful execution. The ideal candidate will possess strong technical knowledge, cost-management expertise, and the ability to collaborate effectively with clients, designers, engineers, and subcontractors.

Responsibilities

Develop conceptual, schematic, and detailed cost estimates.Prepare quantity takeoffs and evaluate material, labor, and equipment pricing.Lead value-engineering efforts to improve cost efficiency without compromising quality.Maintain cost history and benchmark data for future projects.Develop preliminary project schedules and phasing plans.Coordinate design development with architects, engineers, and consultants.Review drawings for constructability, completeness, and potential issues.Identify scope gaps and ensure alignment between design and budget.Develop bid packages and manage the full bidding process.Prequalify subcontractors and evaluate proposals for completeness and competitiveness.Build and maintain relationships with key trade partners.Analyze site conditions, logistics, and existing conditions to identify potential risks.Provide recommendations to resolve design conflicts or project constraints.Assist with permitting strategies and regulatory compliance.Serve as a primary advisor during early project phases.Present cost estimates, schedules, and design recommendations.Facilitate meetings with owners, designers, and internal teams.Assemble full pre-construction deliverables for seamless transition to the operations team.Support project managers during early construction phases.

Essential Skills

Bachelor's degree in Construction Management, Engineering, Architecture, or a related field (preferred).5+ years of experience in estimating, project management, or pre-construction.Strong understanding of construction means, methods, and sequencing.Proficiency with estimating software, scheduling tools, Bluebeam, and Microsoft Office.Excellent communication, negotiation, and analytical skills.Ability to manage multiple projects and deadlines simultaneously.

Additional Skills & Qualifications

Experience with high-end, clean room, pharmaceutical, and semiconductor projects.Proficiency in MS Project, Procore, and Sage software.Experience with change orders, RFIs, submittals, and take-offs.PMP certification is a plus.Experience with projects ranging from $500k to $20M, with a focus on $3-5M projects.

Work Environment

The work environment involves a combination of office and site locations with hours typically from 7am to 4pm. Projects are based in Connecticut (Fairfield, Hartford, New Haven counties) and one in Poughkeepsie, NY. The role requires flexibility to work between the headquarters in Brookfield and various worksite locations. Job Type & Location

This is a Contract to Hire position based out of Brookfield, CT.

Pay and Benefits

The pay range for this position is $120000.00 - $150000.00/hr.
