Pre-Construction Manager
Job Title: Pre-Construction ManagerJob Description As a Pre-Construction Manager, you will be responsible for understanding and translating client visions into actionable project plans. You will be tasked with creating metrics, reviewing documents, and establishing timelines to generate accurate estimates. Your role will involve collecting key construction documents, negotiating with vendors and contractors, visiting sites, and managing project costs and schedules. Responsibilities + Communicate with the client to gain insights, understand their vision, and establish agreement on the project. + Create metrics, review documents, and establish a timeline to generate valid estimates. + Collect key construction documents, such as property plans, blueprints, technical drawings, and project specifications. + Meet with multiple vendors and contractors to negotiate pricing and determine the most suitable suppliers for construction materials. + Establish timelines and determine project hours. + Make visits to construction sites, warehouses, and other such venues to gather comprehensive insights about the project. + Craft a work schedule to determine the total duration expected for project completion. + Create a material takeoff and apply current pricing knowledge. + Conduct risk assessments and plan for contingencies if the project experiences delays or unanticipated setbacks. + Build relationships and maintain a directory of vendors, suppliers, and contractors. + Monitor costs and adjust projections as the project progresses. + Prepare cost, expenditure statements, and forecasts throughout the project. + Work closely with key personnel, including engineers, architects, contractors, subcontractors, and business owners. + Curate economic feasibility studies on plan modifications and adjustments made to the preliminary expense plan. + Process the required paperwork and permits for building sites. + Stay up to date with building codes and industry trends. Essential Skills + Proficiency in construction management and project management. + Experience as a general contractor with strong estimation skills. + Familiarity with software such as HCSS HeavyBid, HCSS HeavyJob, and Agtek. + Experience in overseeing the estimating and pre-construction process from concept through final bid. + Capability to prepare budgets, detailed cost estimates, bid proposals, and value engineering options. + Ability to manage subcontractor and supplier proposals, evaluation, and selection. + Skill in monitoring design progress, costs, and schedules to ensure alignment with client expectations. + Leadership, coaching, and direction to estimating staff and project teams. + Support for project managers during procurement and project handoff into construction. + Commitment to upholding company standards for safety, quality, and client satisfaction. Additional Skills & Qualifications + Strong analytical skills. + Background in heavy industrial or civil construction is advantageous. Work Environment This is an office-based role, with work being performed in the St. Louis and Kansas City areas. Minimal travel is required. The company is family-owned and competitive with large firms, specializing in water/wastewater projects with the ability to self-perform earthwork and concrete tasks. Job Type & Location This is a Permanent position based out of Saint Louis, MO. Pay and Benefits The pay range for this position is $80000.00 - $150000.00/yr. Medical and prescription coverage with eligibility on the 1st of the month following the first full month of employment. The company pays 100% of the premium for the employee and their family.
