Portfolio Analyst

**Primary Responsibilities:**
+ Determine trends and analyze the portfolio of stores utilizing our real estate database to assist with negotiations and to find opportunities to create value within the Dollar Tree portfolio of stores.
+ Coordinate with Finance to finalize and distribute the Portfolio Data Sheet monthly.
+ Facilitate the administration and execution with Lease Administration and Finance of the Key Date Workflow process in SLM.
+ Maintain Portfolio Tracking Chart, a project file identifying all approvals and cost saving analysis, for executive oversight and review.
+ Produce Quarterly Portfolio Summary for executive review.
+ Prepare weekly Portfolio Summary report highlighting and tracking the accomplishments of the Portfolio Management Group.
+ Maintain updated Landlord Lists. This task requires communication with the Landlord in order to confirm the accuracy of our list.
+ Maintain and distribute the surplus real estate list.
+ Assist Director of Portfolio Management in resolving day-to-day key date issues.
+ Provide backup assistance with Leasing/Real Estate, frequently working directly with VPs within the department, on special projects.
+ Works closely with Real Estate Managers and Portfolio Managers to complete new leases and renewals for Dollar Tree stores.
+ Research and produce real estate market information upon request for Portfolio Management.
+ Help develop and manage relationships with landlords and other retailers through participation in meetings, attendance at regional and national ICSC conferences and through direct negotiations involving lease issues.
+ Participate in select market tours with upper management during the course of the year.
+ Receives significant exposure to regional and national landlords.
+ Gains valuable hands-on experience in retail commercial real estate.
**Minimum Qualifications:**
+ B.A/B.S degree required
+ Strong working knowledge of advanced Excel spreadsheet concept
+ Strong understanding of general computer software
+ Good analytical skills required
+ Strong interpersonal skills required
+ Negotiation experience a plus
+ Commercial real estate experience or education a plus.
