Under the supervision of the Facility Manager, this position is responsible for the more complex and critical Medical Air, Steam, and Plumbing systems of the facility. This position involves the performance of a variety of building and maintenance repair tasks of a skilled and semi-skilled nature in the areas of environmental control, automated and mechanical equipment maintenance, and repair of plumbing systems. This position can be called back to work for equipment malfunctions at all hours, and overtime work. Shift hours may change in certain projects to avoid or minimize patient care interruption.\n

Job Responsibilities include:\n

Safety\n\nDemonstrates an understanding of emergency procedures, fire drills, evacuation procedures, and internal\/external disaster procedures, as outlined in the fire safety policy, knows personal role in the event of a fire while on duty. Exceeds: Understands fire alarm system and equipment. Can properly reset the system, demonstrates the ability to place certain points or zones on hold and troubleshoot problems.\nProvides a safe environment; demonstrates alertness to areas needing attention in avoiding unsafe conditions such as but not limited to wet flooring, blocked egress areas etc.\nMaintains work area in a clean and safe manner on a daily basis.\nEnsures that all safety protective devices are in place and on all power equipment on a daily basis.\nAlways wears all personal protective equipment when required.\nCarries out duties in a safe professional manner, with focus on customer service as a high priority. Exceeds: No substantiated complaints from patients, physicians, staff & visitors.\nAbility to use the Life Safety Drawings to identify smoke and fire barrier construction throughout the facility.\n\n

Emergency Response\n\nAvailability for on call duty when \/ as required.\nWorks additional hours if required, including occasional shift changes due to work assignments. Exceeds: on occasion voluntarily offers to change primary work schedule to accommodate work assigned.\nParticipates in availability for unscheduled Emergencies when they occur. Exceeds: Participates in Facilities On-Call Weekly scheduled program. (Employees hired after 2020)\n\n

Facilities Systems & Equipment\n
\n\nPerforms skilled Plumbing work. Demonstrates skilled use of the computer facility management software system. Exceeds: Works with facility Manager to ensure updates to the system are made when new equipment is added to the facility.\nPerforms semi-skilled HVAC work\nAbility to perform and complete work at various sites throughout the healthcare network in an efficient manner. Exceeds: Familiarity of all satellite sites and the ability to help remedy problems or evaluate systems.\nPerforms preventive maintenance on a variety of equipment according to established procedures. Inspects, calibrates, adjusts, lubricates, and repairs or replaces components of the Plumbing system. Services and repairs the more complex Plumbing equipment.\nSchedules and maintains records of maintenance repairs. Exceeds: Facility Plumbing PMs are 100% complete at the end of the calendar year.\nIn-services facility workers on required utility maintenance procedures when needed.\nResponds to calls for emergency repairs off of normal working hours. Exceeds: Completes repairs and documents services rendered. Notifies Facility Manager of Emergency and what was done to remedy the event.\nPerforms and documents scheduled inspections to maintain conformance to code requirements. Exceeds: Keeps and active watch on all assigned inspections and certificates to avoid expiration. Notifies supervisor as inspection nears.\nPerforms and documents equipment repairs and tests new and repaired equipment before it is put into service.\nTrains staff in operation and repair of equipment.\nResponsibilities include maintaining the facilities medical vacuum, medical air, and medical gas systems. Assists associated mechanics and vendors with repairs.\n\n

Facilities Support\n
\n\nSubmits completed work requests on a daily basis. Exceeds: Ensures all closed work orders are submitted on a daily basis at end of shift.\nProvides comments to manager(s) when anticipated work delays occur. Exceeds: Research cost increases or labor scheduling conflicts and discusses with supervisor.\nCompletes daily work orders as assigned by facility Manager(s) in a timely manner. Exceeds: Completes all infection control work orders within 1 day of receiving.\nCompletes assigned preventive maintenance work on time. Exceeds: Responsibility of identifying and informing facility manager(s) of additional equipment not included in PM scheduling.\nCompletes assigned rounds when required. Exceeds: Checks assigned mechanical rooms as required and maintains cleanliness of room.\nAbility to comprehend construction drawings and specifications. Ability to apply drawings to work at hand.\nUnderstands the equipment submittal process and operation manual filing system. Participates in keeping system in order for department use.\nAbility to properly estimate labor hours and materials for project work. Assists Facility manager(s) in finalizing estimated project costs.\nProperly fills out purchase requisitions for materials and includes department(s) materials are to be allocated to. Calls vendors for pricing proposals and researches most cost-effective choices. Submits purchase requisition in a timely fashion to facility manager for approval.\nParticipates in keeping track of project labor and material costs during assigned projects, to assure project stays within estimate. Exceeds: Ability to understand all phases and trades of a project to increase co-ordination and communication throughout project.\n\n

Information Management \n
\n\nAccurately uses the hospital information system to enter and retrieve maintenance related data.\nDemonstrates knowledge of the work order system.\n\n

Requirements:\n

Education - High School Diploma \/ GED\n

Experience - Experience in Plumbing with a minimum of 2 years of healthcare experience related to facilities engineering practices, or 5 years of relevant commercial work history in one of the above disciplines.\n

Physical Requirements - This position requires the ability to lift objects weighing up to 50 pounds. Requirements also include climbing, bending, and the ability to get into tight spaces while working off a ladder.\n

Licensure- Ability to work towards obtaining NYS Backflow Preventer Certification, Medical Gas ASSE 6040 certifications.\n
