Job Description:

The OREO Asset Manager III is responsible for managing, maintaining and selling other real estate owned (OREO) for the bank including providing direction toward the comprehensive and systematic management of OREO in a balanced manner that maximizes quality, profitability and growth within the context of the Banks overall lending strategy, culture and policies. Manages all but the most complex OREO properties independently, referring only unusual questions to department management. Develops and trains OREO Asset Analysts and serves as a resource to team.

Performs all of the functions of an OREO Asset Manager I and II, but handles the most complex deals and has extensive knowledge of OREO methods, procedures and techniquesProvides guidance and training to less experienced staff as neededHas approval authority as assigned in OREO policyAssigned more complex OREO properties, typically commercial properties greater than $1,000MNegotiates specific terms and conditions for more complex agreements within parameters defined by policy in coordination with appropriate internal staff and outside professionals as necessaryMay coordinate with outside attorneys for more complex OREO properties, utilizing more in-depth knowledge of legal guidelines and industry practices to limit attorney timeReviews documents and finalizes OREO agreements with assistance from more experienced staff only in unusual situationsMonitors status of assigned OREO inventory on an ongoing basis to ensure compliance with policyPrepares extensive management reports summarizing OREO activityExplains OREO process for properties; answers questions based on more in-depth knowledge of industry and Company practices and proceduresCompiles necessary information to complete analysisPerforms in-depth appraisal reviewsEvaluates property information and prepares marketing and liquidation plan for the propertyMaintains knowledge of industry practices and current trends and developments; maintains higher level of evaluation, analysis and negotiation skills; maintains general overall knowledge of Real Estate industryManages assigned properties, working on all but the most complex accounts independently, referring only unusual questions to department management according to established policies and proceduresNegotiates with prospective buyers of OREO propertiesReviews documents and finalizes the sale of OREO propertiesDevelops knowledge of OREO methods, procedures and techniquesResolves escalated issues and problems by conferring with staff, other internal departments, outside contacts and others as necessaryProvides training and mentoring for new and less experienced staffParticipates in the development of unit operating policies and procedures by communicating new or unique situations and solutions developedCoordinates with other departments and performs more in-depth analyses on the liquidation of OREO propertiesContributes and provides input to the decision processes of liquidating OREO propertiesProvides support to the Workout on the foreclosure and possession of Real EstateDevelops marketing and liquidation plans on OREO properties to maximize the returns to the BankUtilizes extensive industry contracts to determine interest in available assetsMay attend auctions of seized property to make minimum bids on assets to protect Company's financial positionMinimizes expenses on the OREO properties by soliciting bids from various vendors for repairs and maintenanceUtilizes internal and external resources to minimize attorney costs

 
Education & Experience:
