Job Description Summary

Responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds, conducting routine assessments, performance of day-to-day preventive and corrective maintenance, painting, and housekeeping for assigned properties

Education & Experience

Education: High School Diploma or GED equivalent required. Completion of an apprenticeship program or trade school is preferred.

Experience: Minimum of 5 years of experience operating and maintaining mechanical, electrical, and plumbing systems in a commercial property setting.

Additional Qualifications

Appropriate trade licenses or permits may be required (e.g., Journeyman or Master Electrician License, Refrigeration Certificate of Fitness, High Pressure Boiler License, etc.).

Certification as a Universal Technician for CFCs may be required depending on local regulations.

Valid driver’s license and a satisfactory driving record (where applicable).

Proficiency in Microsoft Outlook, Excel, and Word.

Experience with HVAC systems, boilers, heaters, pumps, refrigerant systems, compressors, and water systems.

Familiarity with energy management systems and building operations.

Strong knowledge of building systems maintenance and repair.

Essential Functions & Responsibilities

Perform plumbing, electrical, and HVAC tasks as required for building operations.

Maintain and service heating equipment, chillers (air and/or water-cooled), DX units, pumps, cooling towers, fan coil units, VAV systems, and air distribution systems.

Monitor and adjust mechanical and pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, and diffusers to maintain optimal building conditions.

Verify field conditions and perform necessary repairs or adjustments.

Monitor and support energy management systems.

Conduct general repairs and installations, including doors, ceilings, hand railings, and flooring.

Repair plumbing fixtures such as toilets, urinals, flush valves, and sinks.

Perform preventive maintenance in accordance with company standards and industry best practices, including:

Changing filters, cleaning coils, flushing condensers, greasing bearings, inspecting belts, replacing motor bearings, aligning pulleys and shafts.

Monitoring and maintaining water treatment systems and cooling towers.

Conducting annual inspections and scheduled maintenance routines.

Inspect and maintain engine rooms, fan rooms, cooling towers, motors, pumps, generators, fire pumps, sump pumps, and ejector pumps.

Replace lamps and light fixtures, reinstall or replace signage, and ensure mechanical rooms are clean and free of obstructions.

Check emergency exit signs and lighting, and ensure clear access to emergency exits.

Conduct fire and life safety inspections in accordance with NFPA standards, local regulations, and company protocols.

Document maintenance activities and report to supervisors.

Respond promptly to emergency situations and service requests.

Follow all applicable codes, regulations, and company policies related to building operations and safety.

Complete required safety training annually.

Adhere to company dress code and maintain a professional appearance while on-site.

Work Environment

This role operates in both office and property environments. Use of standard office equipment is routine. Travel between properties may be required, including work in varying weather conditions. The technician may be the only maintenance staff member on duty during certain shifts and may be required to work extended hours during emergencies or high-priority situations. Shift work and on-call duties may also be required.
