The Facilities and Maintenance Manager will lead teams in 2 NUULY subscription Centers within the URBN Logistics Network. Home Base Site will be Located in Raymore MO with 25-40% of expected travel to our Bristol, PA site. A background in Leadership with automated manufacturing, distribution, Sortation, ASRS, and conveyance is required. This role will ensure all maintenance management programs and standards are sustained for the assigned sites by ensuring contractual obligations are completed to the statement of work, the MHE system availability, and MEP improvements, as well as researching root causes analysis for all downtime. 

 

Additionally, this role will lead up to 4 Supervisors who are responsible for the installation, repair, and upkeep of facilities, including Building Automation Systems, HVAC, building lighting, groundskeeping, safety enhancements, facility appearance, and MHE and MEP, utilizing URBN’s Computerized Maintenance Management Software.

 

Schedule: Monday - Friday (7:00am - 4:30pm)

Role Responsibilities Third Party adherence to the Long-Term Service Agreement by ensuring daily/weekly/monthly preventive maintenance is tracked, completed, and up to standard.Manage all DT planning and execution for the site to include automation plans by the third-party provider, site readiness for building infrastructure, contracted support services, and facility department staffing.Track, audit, and report the performance of the Material Handling Equipment, including system uptime, rates of production by process path, and expenses.Collaborate with URBN Safety and Operations to ensure a compliant and safe Power Industrial Truck training program.Participate and partner with Ops, IE, and 3rd party vendors regarding Risk Engineering Improvements.Engage with NU Operations Leadership for Site-to-Site alignment.Inventory and validate spare part availability utilizing CMMS.  (Limble)Program Administer CDL Driver Program if applicable.Track and manage site maintenance expenses to budget. Capital Expense and Operational Expense.Develop training and development plans for maintenance technicians and facilities supervisors.Plan, prioritize, assign, supervise, and review work for facility maintenance and System Automation utilizing UO- CMMs.Establish schedules and methods for providing facility maintenance services; identify resource needs; review needs with appropriate management staff; allocate resources accordingly.Participate in developing goals and objectives as well as policies and procedures; make recommendations for changes and improvements to existing standards, policies, and procedures; participate in implementing approved policies and procedures; monitor work activities to ensure compliance with established policies and procedures.Participate in the preparation and administration of the facility maintenance budget; submit budget recommendations; monitor expenditures; prepare cost estimates; submit justifications for equipment; monitor budget expenditures.Monitor and control supplies and equipment; order supplies and tools as necessary; prepare documents for equipment procurement; prepare specifications and contracts for contract services.Train or coordinate training in facility maintenance and safety methods, procedures, and techniques.Develop and organize preventative maintenance and safety inspection programs for all facilities and equipment.Coordinate construction projects, remodels, and other special projects.Assist in the preparation of various contracts, requests for proposals, and reports.Coordinate with contractors to provide contract services.Enforces sound safety and housekeeping practices.Be available for emergency callbacks and flexible toward the daily start schedule and overtime requirements, including holidays and facility shutdowns. Role Qualifications Minimum H.S. diploma or equivalent; relevant college or secondary training a plus.Trade skills in 3 or more of the following: electrical, mechanical, HVAC, instrumentation, building construction, conveyor, controls, automation, ASRS, and sortation systems.3+ years of contract administration; managing and negotiating5+ of management experience with a proven record of success leading, staffing, and building a team of multi-skilled leaders.Proven track record managing a third-party/contracted service.Ability to interpret and understand maintenance manuals and electrical equipment schematics.Boiler, Chiller, Steam, HVAC and BAS systems experience a plus.
