Manager, Project Management (Sam's Club)
Position Summary...We are seeking a passionate Manager, Project Management (Sam’s Club) for our New Club Acquisition/Portfolio Management role. This entry-level position is crucial in executing growth strategies within their area of responsibility, including management of existing assets, site selection of new clubs, deal negotiation, and partnering with various stakeholders to solve problems. If you enjoy resolving issues, have a knack for dealmaking, and thrive in the real estate hunt, this role is for you.

Extensive travel is required to visit sites and markets.

What you'll do...Portfolio Management and Issue ResolutionOversee portfolio management, surplus property, CAM reconciliations, and lease renewals.Act as a liaison to landlords and operations, handling issues such as maintenance and repair responsibilities.Ensure issues are resolved effectively, maintaining strong relationships with landlords and stakeholders at Sam’s.Growth Strategy ExecutionUnderstand and manage the existing fleet, including square footage and ownership/lease status.Identify real estate needs, including fuel expansion opportunities.Ensure meticulous attention to detail in map creation and preparation of tour books.Site Selection and Deal NegotiationLead the search for new site locations and land acquisitions, focusing on specific trade areas geared towards Sam's Club.Negotiate deals, including LOIs and contracts, and prepare comprehensive decks for leadership and committee reviews.Work with internal associates and external consultants to ensure smooth project closures and openings.

The annual salary range for this position is $70,000.00-$130,000.00

Additional compensation includes annual or quarterly performance bonuses.

Bachelor’s degree in Business, Finance, Computer Science, or related field and 2 years’ experience in project management, business, operations, or related area OR 4 years’ experience in project management, business, operations, or related area.
