**Job Title: Maintenance Technician**
**Job Description**
The Maintenance Technician is responsible for maintaining the physical condition of the property in a safe, efficient, and quality manner. This role involves assisting in all phases of maintenance operations and maintaining positive relationships with staff, vendors, contractors, construction personnel, and both current and prospective residents.
**Responsibilities**
+ Assess and prioritize all work to be performed on assigned sites.
+ Maintain inventory of equipment, tools, supplies, and work materials.
+ Complete daily work schedules for routine maintenance duties.
+ Handle maintenance work orders as assigned and ensure the quality of work performed.
+ Notify the Maintenance Supervisor and Property Manager of all problems and potential issues of concern.
+ Maintain a working knowledge of all utility sources and supply lines.
+ Perform necessary maintenance tasks relating to both the exterior and interiors of all buildings of the assigned property.
+ Clean all common areas and manage trash removal.
+ Handle emergency situations and communicate details of incidents to the Property Manager.
+ Execute all phases of snow removal from necessary areas and maintain appropriate equipment.
+ Complete maintenance items and other tasks required for the renovation of units.
+ Maintain a professional and courteous manner with all residents, vendors, contractors, and fellow employees.
+ Be available for on-call duties as necessary.
+ Engage in special projects and other responsibilities as determined.
**Essential Skills**
+ Minimum of three years of full-time maintenance experience.
+ Strong teamwork skills and the ability to work respectfully with people of diverse backgrounds.
+ Excellent communication and customer service skills.
+ Problem-solving ability, particularly in emergency situations.
+ Working knowledge of electrical, plumbing, HVAC, carpentry, and heating systems.
**Additional Skills & Qualifications**
+ Mechanical aptitude and experience with building maintenance, work orders, repair, carpentry, cleaning, painting, drywall, electrical, and apartment maintenance.
+ Ability to demonstrate integrity on a personal and professional level.

**Work Environment**
This position involves work at two properties and follows a Monday to Friday schedule from 8 AM to 4:30 PM. The work environment is supportive, with limited on-call duties due to newly renovated apartments.
**Job Type & Location**
This is a Contract to Hire position based out of Latham, New York.
**Pay and Benefits**
The pay range for this position is $22.00 - $24.00/hr.
