**Job Title: Maintenance Technician**
**Job Description**
We are seeking a skilled Maintenance Technician to participate in the skilled maintenance and repair work throughout the physical plant and grounds, including plumbing, electrical, construction, and HVAC work. The ideal candidate will inspect, test, adjust, and repair all physical plant machinery, heating, cooling, piping, and electrical systems while recording maintenance in accordance with schedules.
**Responsibilities**
+ Inspect, test, adjust, and repair physical plant machinery, heating, cooling, piping, and electrical systems.
+ Troubleshoot and repair minor mechanical malfunctions and perform preventative maintenance on vehicles, dishwashers, laundry machines, vent fans, etc.
+ Perform minor adjustments, lubricate and clean vehicles and/or equipment.
+ Perform minor repairs to air conditioning systems and ensure general maintenance of the system.
+ Conduct skilled maintenance activities including construction, welding, brazing, soldering, and minor plumbing.
+ Repair toilets, urinals, showers, drains, and check and repair pumps, fans, valves, and motors.
+ Replace light bulbs, fluorescent tubes, spotlights, exit lights, and repair other minor lighting malfunctions.
+ Maintain tools and machinery in good condition and use all tools carefully and as instructed.
+ Maintain an accurate inventory of all tools and supplies necessary to perform duties.
+ Prepare accurate records for preventive maintenance.
+ Coordinate and oversee contractors when onsite to ensure work meets expectations and building standards.
**Essential Skills**
+ Experience in maintenance technician and building maintenance.
+ Proficiency in room turnovers.
+ Experience with minor electrical, plumbing, HVAC repairs, and preventative maintenance.
+ Ability to repair and maintain physical plant systems including HVAC, troubleshooting, pumps, fans, valves, motors, and light fixtures.
+ Facilities maintenance experience.
**Additional Skills & Qualifications**
+ General custodian responsibility of common areas, parking areas, and apartments turnovers.
+ Ability to clean, dust, paint, and repair or replace damaged items during apartment turnovers.
+ Experience in opening/closing buildings as scheduled, raising and lowering flags, and displaying special signs as needed.
+ Ability to install electrical conduit, wiring, switching devices, controls, outlets, fixtures, motors, and other equipment.
+ Experience in cleaning carpets and upholstered furniture with power extractors.
+ Willingness to perform other related work as required.

**Job Type & Location**
This is a Contract to Hire position based out of Washington, District of Columbia.
**Pay and Benefits**
The pay range for this position is $26.00 - $26.00/hr.
