I. SPECIFIC RESPONSIBILITIES
· Team Leadership: Train, schedule, supervise, and evaluate maintenance staff and contractors, assigning tasks and fostering a safe work environment.
· Planning & Scheduling: Develop preventive maintenance plans, create weekly schedules, manage work orders, and coordinate daily tasks for the team.
· Inspections & Repairs: Conduct regular facility and equipment inspections, troubleshoot issues, and oversee timely completion of repairs and installations (plumbing, electrical, HVAC).
· Safety & Compliance: Enforce OSHA and company safety regulations, conduct safety training, and ensure all work adheres to codes.
· Budget & Inventory: Manage maintenance budgets, track expenses, order supplies, tools, and equipment, and maintain inventory.
· Reporting & Communication: Maintain detailed records of all maintenance activities, report on performance, and communication with senior management.
· Vendor Management: Work with and manage third-party contractors for servicing the campus and specialized projects.
· Fleet Management: Maintain an onsite gas station and fleet of various vehicles & equipment. Includes inspections, fueling, cleaning and repairs.
· Supply purchasing and inventory management: Purchase, maintain and distribute a full inventory of supplies for the campus residents throughout several units on campus.
Essential Skills:
· Leadership & Supervision of maintenance and janitorial staff.
· Technical Knowledge (building systems, repairs) Boilers, HWH, appliances.
· Problem-Solving, critical thinking and cost savings.
· Organization & assigning work orders for campus.
· Communication with team and upper management.
· Plumbing, electric, appliance repairs, floor striping & waxing, etc.
· Snow removal and storm response and preparation.
II. QUALIFICATIONS
· High School Education with a minimum of 5 years’ experience in maintenance and or related supervisory experience.
· Valid Driver’s License.
· Acceptable clearance checks for State Central Registry, Driver’s License and fingerprinting as required by program.
· Compliance with health regulations for physical/Mantoux testing.
Work Environment:
· Must be available for work on call, can involve early mornings, nights, weekends, and rotating shifts; it requires physical work and operating equipment. Monday to Friday 7 AM to 4 PM
· Ability to stand, reach, stoop, or bend climb stairs
· Able to lift up to 75 lbs. and require assistance if limit is exceeded.
· Ability to stand, reach, stoop, kneel or bend.
· Employee must lift up to 75 pounds and is required to ask for assistance if limit is exceeded.
