Maintenance SupervisorJob Summary

Supervise 2nd shift building operations Tuesday-Saturday from 2pm-10:30pm, ensuring safe facility operations, regulatory compliance, and effective team management. Manage work orders, emergency response, budget oversight, and vendor coordination while maintaining strong tenant relationships and supporting operational excellence across all building systems.

Key Responsibilities

Daily Operations Management

Review and maintain Manager's Shift Turnover Logbook and meet with alternate shift managers on outstanding issuesConduct daily safe operating tours to ensure proper facility operation and prioritize Help Desk Work Orders with MAXIMO PMs and PMRsProvide supervisory coverage for Housekeeping and solve building operational issues including contractor supervisionMonitor operational budget and assist General Manager with annual budget development

Work Order & Maintenance Coordination

Review and close out all Maximo WPMs, WPMRs, and Help Desk Work OrdersOrder supplies and tools through GM's Indirect Service Provider to maintain building operationsEnsure appropriate inventory levels, especially critical components to minimize system downtimeMonitor supply purchases and ensure necessary ordering to support operations

Emergency Response & Compliance

Provide support for all emergencies and implement comprehensive emergency proceduresEnsure government regulatory compliance including EPA/OSHA compliance, safety programs, and CFC handlingEnsure compliance with Jones Lang LaSalle and GM audit standardsMaintain shop and work areas in neat, organized fashion with current documentation

Tenant Relations & Communication

Establish relationships with key facility contacts, keeping them informed of work order status and activitiesCommunicate regularly with building occupants regarding project status and follow up on completionParticipate in planning and implementing account or property initiativesSupport team in achieving revenue targets through cost management and controllable expense budgets

Documentation & Organization

Maintain current logbooks including building status, equipment changes, and contractor activitiesEnsure white boards identify equipment status and tools are labeled, maintained, and inventoriedOrganize and store files, critical documents, and blueprints per company/audit requirementsAssist with project budget development and identify hard and soft cost savingsRequired Qualifications

Education & Experience

College degree or equivalent work experience in Facilities Management with technical emphasisMinimum 5-7 years industry experience in a supervisory roleExperience with building operations, maintenance management, and team supervision

Management & Technical Skills

Strong interpersonal and management skills for team leadership and tenant relationsStrong knowledge of building systems including HVAC, electrical, plumbing, and mechanical systemsExperience with work order management systems (MAXIMO preferred)Understanding of regulatory compliance requirements (EPA, OSHA)

Core Competencies

Excellent communication skills for tenant relations and team coordinationProblem-solving abilities for operational challenges and emergency situationsBudget management and cost control experienceAbility to work independently during 2nd shift operationsPreferred Qualifications

Education & Certification

Bachelor's degree in Facilities Management, Engineering, or related fieldProfessional certification in facilities management (CFM, FMP)OSHA safety certifications and environmental compliance training

Advanced Experience

Experience with computerized maintenance management systems (CMMS)Knowledge of energy management and building automation systemsExperience with vendor management and contract oversightBackground in commercial real estate or corporate facilities management

Specialized Knowledge

Understanding of emergency response procedures and crisis managementExperience with audit compliance and regulatory documentationKnowledge of preventive maintenance programs and reliability engineeringExperience with capital project planning and budget developmentWorking Conditions

2nd shift position Tuesday-Saturday from 2pm-10:30pm in commercial building environment. Requires flexibility for emergency response, vendor coordination, and tenant communications. Position involves both office work and facility tours including mechanical spaces and various building areas.

This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without employer sponsorship.
