Lead Operating Engineer

Job Description Summary

Responsible to ensure the proper efficient operations and maintenance of the mechanical electrical and plumbing systems for the assigned facility. The performance of all necessary maintenance and operational tasks are developed to assure maximum life and reliability of all mechanical/ electrical/plumbing systems. Typically, this position does not have a Chief Engineer on-site at the building and is sometimes the solo engineer at the building. This position may also include the supervision of maintenance staff at the building depending on the size and complexity of the assignment.

Important Education

High School Diploma or GED Equivalent

Graduate of apprentice program or trade school (preferred)

Important Experience

5+ years of related trade experience operating mechanical, electrical, and plumbing systems in a commercial property setting

Essential Functions and Responsibilities

Assist with or conduct daily operations and maintenance of mechanical, electrical, and plumbing systems

Supervise maintenance staff (when applicable); assign and monitor maintenance activities and projects

Perform preventive maintenance:

Change filters

Lubricate motors

Replace lamps, ballasts, and fixtures

Inspect and adjust belts

Replace motor bearings

Align shafts

Conduct manufacturer-recommended inspections

Recommend improvements to preventive maintenance program

Develop and maintain building-specific maintenance procedures

Coordinate maintenance with outside contractors and technicians

Maintain stock and inventory control

Respond immediately to emergencies (e.g., fire, evacuation, equipment failure) and customer concerns

Comply with codes, regulations, and company directives; practice safe work habits

Submit monthly reports to management on building operations

Complete all required C&W Safety Training annually

Comply with C&W Uniform Dress Code and maintain neat appearance

Additional Eligibility Qualifications

Valid “Universal” level EPA Section 608 certification for CFC and HFC refrigerants

Valid driver’s license and good driving record (subject to periodic checks)

Basic computing skills (Outlook, Excel, Word)

Experience with operation, maintenance, and basic repair of:

HVAC systems

Boilers

Heaters

Pumps

Refrigerant systems

Compressors

Water systems

Knowledge of energy management systems and techniques

Thorough knowledge of building systems operations, maintenance, and repair

May be sole maintenance staff on duty during certain shifts

May be required to work extended hours or respond to emergencies (including overtime, shift work, or on-call duties)

Work Environment

Professional office environment

Routine use of standard office equipment (computers, phones, photocopiers, filing cabinets, fax machines)

Regular travel between properties in varying weather conditions

Physical Demands

Ability to move, position, and handle equipment weighing up to 50 lbs. (e.g., pumps, tools, ladders)

Frequent bending, crouching, reaching, and climbing to access and install equipment

Mobility to navigate between departments, floors, and properties as needed

Clear verbal communication to ensure effective collaboration and safety

Ability to comprehend and interpret both written and spoken instructions and information

Visual acuity sufficient to read printed materials, technical drawings, and schematics

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.


The company will not pay less than minimum wage for this role.


The compensation for the position is: $30.65 - $36.06
