Position Description
Position level will be determined based on the selected candidate’s qualifications, skill set, and relevant experience.
Position Summary
Successful candidate will perform the full range of land and right‑of‑way duties necessary to support, maintain, and protect the company’s property rights. The position will incorporate both transportation right-of-way and upstream oil and gas responsibilities within the company’s CO2 business unit.
This role requires attention to detail, strong organizational skills, and the ability to manage multiple projects in a collaborative environment. This role reports directly to the Land Manager.
Essential Duties and Responsibilities
+ Draft and negotiate favorable terms for various land and right‑of‑way agreements secured on behalf of company, including oil and gas leases, assignments, surface leases, easements, deeds, right‑of‑way agreements and encroachment agreements
+ Review, analyze, and interpret legal documents to determine company’s rights, obligations, and potential risks, reporting complex issues to management
+ Ballot projects in accordance with joint operating agreements and address concerns of working interest partners
+ Conduct research of company and public records to determine surface and mineral ownership; review title opinions and reports; identify defects and perform routine curative work
+ Assist with acquisition and divestiture activities by compiling land data, preparing exhibits and managing data rooms
+ Coordinate with project managers to notify landowners of upcoming pipeline integrity projects; draft, negotiate and settle damage claims
+ Address landowner complaints professionally and efficiently to minimize operational impacts and reduce legal exposure
+ Serve as liaison with internal and external customers in support of upstream and right-of-way activities
+ Prepare Requests for Bids; supervise brokers to ensure timely execution of projects
+ Prepare cost estimates and AFE’s for land and right‑of‑way projects; lead annual budget process; accountable for tracking costs
+ Maintain land files and records database, ensuring timely entry of contract detail into land system
+ Process monthly land and right‑of‑way obligation payments in accordance with company accounting procedures
+ Special projects as assigned, including interaction with energy transition and business development groups

Education and Experience:
+ Bachelor’s degree from an accredited university.
+ In-house experience performing relevant land functions in upstream and/or right-of-way; contractor supervision experience preferred
+ Working knowledge of subsurface ownership, including the ability to calculate mineral and royalty interests, working interests, and net revenue interests
+ Proficiency in basic understanding of oil and gas leasing and right‑of‑way processes, including project management, acquisitions, title review, permitting, budgeting, forecasting, due diligence, and applicable regulatory and legal requirements

+ Solid analytical and problem‑solving skills with ability to identify issues, develop solutions, and drive implementation
+ Skilled in building cohesive working relationships across departments

+ Sound judgment and decision‑making skills in a project‑focused environment
+ Ability to handle contract negotiation and conflict resolution
+ Self-directed, self-starting, organized, and able to prioritize multiple responsibilities
+ Flexible and capable of working both independently and within a team setting
+ Strong attention to detail and adherence to company policies and procedures
+ Commitment to safety for personnel, company assets, and the community
+ Proficient in MS Office applications; ability to learn additional company software as required
Certifications & Licenses:
+ Must possess and maintain a valid driver’s license and driving record satisfactory to the Company and its insurers.
+ May be required to maintain certain industry certifications/licenses, such as AAPL and notary
Physical Demands and Working Conditions:
+ Ability to lift up to 30 lbs., bend/stoop/kneel, climb stairs and ladders
+ Work at desktop for extended periods during document review and drafting
+ Travel as needed for project support
+ Ability to work remotely when appropriate or required
+ Respond to emergencies outside of regular business hours
