Base Salary Range: $105,000-115,000 annually

SUMMARY
Under the direction of the Building Superintendent, the Assistant Building Superintendent supervises and carries out the day to day repairs in the HVAC operations, steam boiler operations, water treatment operations, mechanical equipment operations, fleet equipment operations, fire life and safety systems operations, and lighting systems operations Ensures that the Center is compliant with current building codes, applicable federal/state/local regulations, functional precedents, practices, and policies.
Oversees permit compliance, application, and renewals for items related to equipment annuals, and local safety regulations. This includes, but is not limited to, low pressure steam boilers, boilers, hot water heaters, vessels, compressors, underground UST, elevators/escalators/vertical transportation, fuel pumps, and fire pumps.
Develop operating procedures and best practice within the area of day-to-day responsibilities e.g., engineering and maintenance mechanic divisions, which conform to Legends Global corporate standards, customized to the specific needs of the venue and consistent with the goals and objectives of the building superintendent.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Gives and receives supervision required to manage the functions of the building engineers and maintenance mechanic division as directed by the Building Superintendent.Supervise, coaching, training, and development of personnel daily within the areas of MicroMain (CMMS), engineers, mechanics, and maintenance & construction, holding the team accountable both as a team and as individual team members customized to the specific needs of the venue and consistent with the goals and objectives of the Building Superintendent.Maintains close, open, and productive communication channels with all personnel to ensure successful operations and customer satisfaction. Assign duties and follow up with the progress and labor used day to day including special projects.Maintains daily and weekly status reports including special project updates that shall be provided to the Building Superintendent. Conduct daily tailgate meetings, e.g., safety awareness, balance workload, MicroMain activities, project deadlines, including the urgency of department communication. Ensure that staff have balanced workload and completes work orders in a timely manner.Observe and exercise all company communication, safety awareness, policies, and procedures:Personal Protection EquipmentLifting guidelinesEquipment safety guidelinesLockout Tag OutDepartment PoliciesCentral Plant OperationsExecutes, with minimal direction and supervision, administrative duties at the highest level, including managing time-critical, sensitive, and/or confidential information.Assist the Building Superintendent in the preparation of annual operating budgets and capital budgets with effective recommendations for improvement.Oversee daily inspections and preventive maintenance schedules in the MicroMain system and track completion. Responsible for data input on all levels including oversight of administrative functions within the system.Coordinate and monitor building inspections bi-annually and generate work orders daily that are relevant to maintaining a safe environment and a first-class venue.Attend all pre-con meetings, WERM meetings, Safety Meetings, operations meetings, and any other meeting assigned.Assists with compliance for Energy Star, Sustainability Programs, Quality Assurance Programs, and Disaster Programs. Performs other duties as assigned by the Building Superintendent.Recommend to the building superintendent personnel actions, such as training, promotions, transfers, discharges, and or disciplinary measures.
QUALIFICATIONS
EDUCATION AND/OR EXPERIENCE
Bachelor's degree (B.A./ B.S.) in Business, Recreational Management; /or training; or equivalent combination of education and experienceMinimum of seven (7) years related experience In Building Trades and Operation or equivalent in the industry.Minimum of five (5) years of full-time work-related experience in the public assembly or hospitality industry (high-rise hotels, stadiums, arenas, and/or convention centers).Three (3) to five (5) years related experience in a supervisory or management position; or equivalent combination of education and experience required.SKILLS AND ABILITIES

While performing the duties of this job, the Team Member is exposed to large public/private gatherings indoors/outdoors. Team Member will be exposed to outside weather conditions. Team Member may work in confined spaces. Team Member use of Personal Protective Equipment (PPE) will be required in certain situations. Team Member must comply with all Federal, State and Local regulations and published Company work rules as well as written instructions. The noise level in the work environment is typically low to moderate in office setting and moderate to high during events and around loud machinery.
This is an onsite position that requires in-person collaboration with multiple departments and coverage of events from start to finish.
