In addition to our core facility and project management capabilities, our platform offers direct access to our Best-in-Class services including ESG, Security Consulting, Workplace Strategy, and Workplace Experience. **JOB SUMMARY:** In this role, you'll operate, inspect, and maintain mechanical and electrical equipment in assigned facilities to achieve most efficient results. Assure that equipment is being maintained safely. Minimize downtime through proactive performance testing and scheduled maintenance. **Schedule - Monday – Friday, 2 pm - 10 pm** **ESSENTIAL DUTIES AND RESPONSIBILITIES:** + Follows all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety. + Maintains, operates, and repairs HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds for assigned building(s). + Inspects building systems, including fire alarms, HVAC, and plumbing, to ensure equipment operation is within design capabilities and achieves environmental conditions prescribed by the client. + Performs assigned day-to-day repairs, and emergency and preventive maintenance. Completes's maintenance and repair records + Respond quickly to emergencies, summoning additional assistance as needed. + Review historical maintenance records to develop proactive inspection, testing and preventive maintenance schedule. + Safely operate company vehicle and follows prescribed routines to service locations in a timely manner. + Performs other duties as assigned **SUPERVISORY RESPONSIBILITIES:** + No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance and/or training to coworkers. Coordinates and assigns tasks to co-workers within a work unit and/or project. **QUALIFICATIONS:** To perform this job successfully, an individual will be able to perform each duty satisfactorily with the requirements listed below which are representative of the knowledge, skill, and ability required. **EDUCATION:** + High school diploma or general education degree (GED) and a minimum of 4 years of related experience and/or trade school training. **CERTIFICATIONS AND/OR LICENSES:** + A valid driver's license is required. + Certification in two or more of the following: Electrical, mechanical, HVAC, and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair, and CFC Certification. **COMMUNICATION SKILLS:** + Excellent written and verbal communication. Strong interpersonal and analytical skills. Ability to provide resourceful, timely, reliable, and courteous customer service. Ability to present information and respond efficiently to critical issues. **FINANCIAL KNOWLEDGE:** + Requires knowledge of financial terms and principles and understands operating budgets. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis. **REASONING ABILITY:** + Ability to comprehend, analyze, and interpret documents. Ability to address problems involving several options in situations. Requires basic to intermediate analytical and quantitative skills. **OTHER SKILLS AND ABILITIES:** + Uses personal computer and/or PDA for work order system, email, ESS, and training—basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more. **SCOPE OF RESPONSIBILITIES:** + Decisions made with thorough knowledge of procedures and company policies to achieve set results and targets. Responsible for setting own project goals. The minimum salary for the HVAC Technician position is $63,800 annually or $30.67 per hour, and the maximum salary for the HVAC Technician position is $120,000 annually or $57.69 per hour.
