Job Description Summary

The purpose of this position is to provide leadership and management for the facilities organization of regional portfolios of sites, campuses and/or offices. The Facilities Manager is charged with the day-to-day implementation of policies, procedures, programs and workplace services delivery that provides a well-managed and well-maintained building. An emphasis of this role is placed on a positive response to the concerns and needs of the tenants, environmental health and safety, and quality programs, in coordination with the client's goals and objectives. This position coordinates the activities, financials, vendors and manpower required for current and future needs of the building and operations.

Job Description

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

Ensure the day-to-day operations of the facilities, including custodial, life-safety, engineering, site services, and general maintenance, are implemented and carried out in a manner consistent with C&W policies and client directivesSupervise all maintenance programs relating to the interior and exterior conditions and appearance of the propertiesRespond positively and promptly to requests from the client, building tenants and occupants.Oversee the implementation of ongoing contract programs to assess client, tenant and occupant needs and to ensure problems are being solved promptly to the mutual benefit of the tenant, client. And the properties in accordance with contract scope and Service Level Agreements (SLA’s)Prepare and review for all budgets, financial reports, expenditures and purchase orders related to the facilitiesCollect, analyze and report statistical data as may be required to provide accurate and current assessment of facility management objectives, including annual site inspections.Collaborate with Project Management team and other cross-functional stakeholders from a remote location to support planning, coordination, and execution of facility-related initiatives across multiple sitesBe thoroughly familiar with management contracts (Lease Agreement) and all requirements contained thereinMonitor and ensure that tenants and vendors comply with insurance requirements and coordinate all claims, as requiredEnsuring adherence to regulatory standards and client compliance requirementsOversight of emergency response/repairs after hoursPreparing executive-level summaries or participating in strategic planningResponsible for benchmarking performance across sites, driving consistency, and reporting KPIs to senior leadership.Travel averages 50%, including traveling by plane and overnight stays.

IMPORTANT EDUCATION

• Bachelor’s degree in Facilities Management, Corporate Real Estate, Project Management, or Business Administration required

IMPORTANT EXPERIENCE

• A minimum of 5-7 years of commercial high-rise, campus environment, and/or property portfolio management experience required

• Experience in leasing, construction, engineering and all facets of property operation and building management preferred

• CMMS/Work Order Management experience preferred (Corrigo a plus)

ADDITIONAL ELIGIBILITY QUALIFICATIONS

• Certified Facility Manager (CFM), International Facilities Management Association (IFMA), Building Owners and Managers Association (BOMA) industry certifications recommended; other Engineering, Business or technical training or certifications preferred

• Ability to read and understand construction specifications and blueprints

• Proficient in understanding management agreements and contract language

• Excellent computer and systems knowledge: Strong literacy in Microsoft Office Suite (MS Excel, PowerPoint and PowerBi)

• Strong discipline of financial management including financial tracking, budgeting and forecasting

• Knowledge of Financial Systems

WORK ENVIRONMENT

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones and copiers.  Travel will be required outside between properties in varying weather conditions.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.


The company will not pay less than minimum wage for this role.


The compensation for the position is: $92,650.00 - $109,000.00
