**Job Title: Facilities Technician 5** **Job Description**
We are seeking a skilled HVAC Technician to join our team on a contract-to-hire basis. This role involves working the 2nd shift from Tuesday to Saturday, between 12pm to 8:30pm. The successful candidate must hold a Massachusetts refrigeration license.
**Responsibilities**
+ Accept and log all complaints and status follow-up calls in the CMMS database.
+ Take immediate action on all alarms and repair or correct alarm conditions if possible.
+ Monitor and adjust refrigeration, heat exchanger, HVAC, centrifugal chillers, cooling tower, VAV systems, electrical emergency backup systems, and hot water systems.
+ Analyze the operation of various systems, determine the cause of problems or malfunctions, and take corrective actions as required.
+ Inform upper management about equipment conditions.
+ Check the CMMS system for new trouble calls at least once every hour.
+ Perform preventive maintenance on all base building and critical system equipment.
+ Install and repair HVAC units, including package units, mini splits, actuators, VAVs, water heaters, motors, and heating units.
+ Comply with departmental policy for the safe handling of hazardous materials.
+ Ensure all relevant RampM data, such as material costs and contract labor costs, is captured on a work order.
+ Maintain compliance with the JLL ESCP audit.
**Essential Skills**
+ High school diploma or state equivalent.
+ 2 years of related trade schooling or equivalent.
+ Massachusetts refrigeration license.
+ Minimum 3 years’ experience working with HVAC and refrigeration mechanical systems.
+ Ability to communicate well in both oral and written reports.
+ Knowledge of OSHA standards and local codes.
+ Proficient with computer-based systems and programs including Microsoft Office and Outlook.
+ Skilled in operating electric hand tools and working on a ladder.
+ Able to lift and carry heavy loads and operate required equipment.
**Additional Skills & Qualifications**
+ Able to work in close places such as closets, crawl spaces, attics, and vaults.
+ Able to work on roofs of buildings.
+ Able to frequently bend, twist, reach, and lift up to 50 lbs.
+ Routinely available as an 'On Call' craftsperson.
+ Good understanding of how refrigeration systems work, including walk-in coolers and ice machines.

**Pay and Benefits**
The pay range for this position is $45.00 - $48.00/hr.
