**JOB SUMMARY**
The purpose of this position is to manage multiple functions of building operations and maintenance. The position has both operational and financial management responsibility for Hong Kong and engineering management across China, and Taiwan. The position is based in Hong Kong and reports to the Associate Director, requiring solid critical system management experience.
As a Facilities Manager with a key focus on engineering, you will manage a team responsible for implementing, coordinating, and managing all mechanical and electrical operations, soft services and client engagement for a facility or portfolio of buildings. This job is part of the Engineering and Technical Services job function, responsible for providing support, preventive maintenance, and repairs on equipment and systems.
**ESSENTIAL DUTIES AND RESPONSIBILITIES**
+ Facility Management: Oversee the day-to-day operations of all facilities within Hong Kong, ensuring they are maintained to the highest standards and all deliverables are achieved on-time and within budget for Hong Kong.
+ Coordination: Coordinate maintenance efforts with outside contractors, tenant finish personnel, and technicians. Oversee all building systems, including fire/life safety, plumbing, HVAC, and electrical issues. Stay updated with the latest HVAC technology trends.
+ Stakeholder Management: Develop and maintain positive client relationships. Ensure on-the-ground office managers proactively manage client relationships. Conduct client meetings on unresolved facility issues promptly and professionally. Communicate with clients regarding property profiles, emergency preparedness plans, site inspections, facility audits, work order progress reports, and other related reports.
+ Maintenance and Repairs: Coordinate and manage maintenance, repairs, and renovations to ensure minimal disruption to office operations. Recommend and implement improvements for preventive maintenance programs on an ongoing basis. Develop and maintain effective building-specific maintenance and safety procedure manuals. Assist in operations and maintenance issues, troubleshooting, and problem-solving as required.
+ Annual Power Down & Critical System End of Life cycle replacement: Coordinate and manage the works to ensure compliance with the playbook requirements. Deliver projects at an acceptable risk level, ensuring all critical systems are managed appropriately.
+ Vendor Management: Engage and manage relationships with external service providers and contractors for maintenance, security, cleaning, critical system, and other facility-related services.
+ Health and Safety: Ensure compliance with all local health and safety regulations and company policies. Conduct regular safety audits and risk assessments.
+ Budget Management: Has P&L management responsibility for the budget. Manage country office managers to ensure cost-effectiveness and efficiency in all operations.
+ Space Planning: Proactively optimize space utilization, test fit, and manage office layouts to accommodate business needs and growth.
+ Sustainability Initiatives: Implement and promote sustainable practices within the facilities to reduce environmental impact.
+ Projects: Oversee the management of both operational and capital projects.
+ Crisis & Incident Management: Lead the response to any facility-related emergencies. Develop and maintain procedures including emergency action plans, disaster recovery, business continuity, and other related procedures.
+ Reporting & Documentation: Maintain accurate records and documentation related to team activities, performance, and facility operations. Prepare and submit regular financial, operational, and governance reports to senior management. Ensure the sub-region is audit-ready.
+ People leadership: Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations. Oversee the recruiting and hiring of new employees. Ensure all employees are engaged, motivated with a key focus on psychologic safety. Coordinate and manage the teams daily activities – mentor and coach as needed
+ Other Duties: May be assigned as needed.
**What You’ll Need:**
+ Bachelor’s degree and trade certifications preferred with a focus on business, engineering, or management areas.
+ Minimum of five years of related experience and/or training within the Engineering discipline, preferably with a few years of experience within the Asia Region supporting critical environment operations, maintenance, and/or engineering supporting critical facilities operations.
+ Knowledge and understanding of all applicable practices and techniques, laws, project controls, and environmental regulations to include safety regulations.
+ Excellent written and verbal communication skills. Strong organizational and analytical skills.
+ Ability to provide efficient, timely, reliable, and courteous service to customers, effectively present information, and respond to sensitive issues.
+ Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving multiple situations and options. Requires advanced analytical and quantitative skills.
+ Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to use work order systems.
