**Job Title: Maintenance Technician** 9am-5pm - $21-24 **Job Description** As a Maintenance Technician, you will perform routine and preventative maintenance to ensure the physical integrity of our communities. You will be responsible for conducting home repairs, maintaining community grounds, facilities, streets, equipment, and various utility systems. Providing excellent customer service to prospective and current residents is essential. **Responsibilities** + Ensure the community is presentable, inviting, and adheres to curb appeal standards. + Manicure common area lawns, treat for weeds, remove leaves, plant and maintain ornamental landscaping, trim shrubs and hedges, and perform other lawn care services as needed. + Clear debris from streets and common areas at all times. + Complete minor repairs to rental homes and facilities as required. + Maintain facilities such as the clubhouse, community offices, and maintenance garages. + Ensure vacant sites are clear, safe, neat, and clean at all times. + Complete checklists of the physical condition of the community or sites before and after resident occupancy. + Assist the manager with supervision of service contractors and organizing capital improvement needs. + Regularly inspect playground areas and equipment, and other recreational amenities to ensure proper operation. + Remove snow from community streets, parking lots, building entrances, and other areas as applicable. + Perform water testing and maintenance duties related to well-water systems, sewer systems, or on-site water meters, including reading, repairing, and installing water meters. + Follow safety procedures while performing duties, including safely operating vehicles when moving from site to site and picking up supplies. + Perform other duties and special projects as assigned. **Essential Skills** + Demonstrated knowledge of and broad experience in general maintenance techniques and repair work. + Ability to endure seasonal temperatures as working conditions require constant outdoor work. + Valid driver’s license. + General knowledge of plumbing, electrical, and grounds maintenance. + Proficient skills in operating various hand tools, power equipment, and commercial machinery. + Ability to lift at least 50 pounds. + Ability to provide legible written reports. + Ability to work well independently as well as on a team. + Availability to respond to community needs during non-business hours (may be required to be on-call). **Job Type & Location** This is a Permanent position based out of Crystal Lake, IL. **Pay and Benefits** The pay range for this position is $43680.00 - $49920.00/yr.
