Job Title: Facilities Maintenance Technician

Job Description

We are seeking a dedicated Facilities Maintenance Technician responsible for the overall maintenance of the Veranda shopping center portfolio. This role requires adherence to all applicable standards, policies, and regulatory guidelines to ensure a safe working environment.

Responsibilities

Inspect the property daily to identify potential hazards, damage, repairs, and improvement opportunities.Provide coverage to the properties during some weekends and holidays.Perform basic repairs to plumbing, lighting, door hardware, cement, flooring, woodwork, painting, furniture, and heating systems in a timely and efficient manner.Collaborate with other staff on larger projects, often requiring teamwork.Order supplies and maintain an inventory of replacement parts.Manage inventory control for the property.Oversee outside vendor repairs when necessary.Generate and perform preventative maintenance programs as instructed by management.Maintain internal and external lighting fixtures, including the replacement of ballasts, light bulbs, and fluorescent tubes.Provide ongoing preventative maintenance to golf carts and RMUs.Troubleshoot operating systems.Assist the marketing department with the execution of center events, including acting as the point of contact for event oversight, holiday preparation, and ongoing maintenance of signage hardware.Respond to daily requests for assistance from management, tenants, and contractors.Obtain proposals for purchase orders, service contracts, or time and materials contracts.Generate contracts within a proprietary platform.Assist with certificate of insurance management and compliance database program for vendors.Request and organize bids from vendors.Document daily progress reports and maintenance logs.Be on call for after-hours emergencies.Perform other duties as assigned.

Essential Skills

Three years of facilities maintenance experience performing basic carpentry, electrical, mechanical, and plumbing functions.Ability to work independently and as part of a team.Strong problem-solving skills with the ability to define problems, collect information, and establish facts.Basic computer skills.Ability to read and interpret documents and comprehend instructions.Effective communication skills to present information to departmental management and tenants.

Additional Skills & Qualifications

High School Diploma or GED.Shopping center maintenance experience preferred.Must have a valid Driver's License in the state of California.Good driving record (no suspensions or multiple points).

Pay and Benefits

The pay range for this position is $25.00 - $28.50/hr.
