Facilities Maintenance Technician
**Job Title: Facilities Maintenance Technician ($18-20/hr)** **Job Description** As a Facilities Maintenance Technician, you will play a vital role in preserving the physical integrity of our communities. You will be responsible for performing routine and preventative maintenance tasks to ensure the cleanliness and upkeep of community grounds, facilities, streets, equipment, and various utility systems. Providing excellent customer service to prospective and current residents is a fundamental aspect of this role. **Responsibilities** + Ensure the community is presentable and adheres to curb appeal standards. + Manicure common area lawns and perform lawn care services. + Clear debris from streets and common areas. + Complete minor repairs to rental homes and facilities. + Maintain clubhouse, community offices, and maintenance garages. + Ensure vacant sites are clear, safe, neat, and clean. + Complete checklists of physical condition of community sites before and after resident move-in. + Assist manager with supervision of service contractors and organizing Capital Improvement needs. + Inspect playground areas and equipment regularly. + Remove snow from streets, parking lots, and building entrances. + Perform water testing and maintenance duties related to water systems. + Follow safety procedures, including safely operating vehicles. + Undertake other duties and special projects as assigned. **Essential Skills** + Demonstrated knowledge and experience in general maintenance techniques and repair work. + Ability to endure seasonal temperatures for constant outdoor work. + Possession of a valid driver's license. + General knowledge of plumbing, electrical, and grounds maintenance. + Proficient skills in operating hand tools, power equipment, and commercial machinery. + Capability to lift at least 50 pounds. + Ability to provide legible written reports. + Ability to work well independently and as part of a team. + Availability to respond to community needs during non-business hours. **Additional Skills & Qualifications** + Facilities maintenance and troubleshooting. + Mechanical and electrical maintenance. + Preventative maintenance. + Basic carpentry and handyman experience. + Minimum of 2 years of maintenance experience. + Preferred 1 year of mechanical knowledge. **Why Work Here?** We offer a supportive work environment with opportunities for growth and development. You will be responsible for maintaining empty homes owned by the community and homes with renters. The role requires comfort with outdoor work during all seasons and the ability to take initiative. The work schedule is Monday to Friday, from 9 am to 5 pm, with potential overtime as needed.
