**Job Title: Facilities Maintenance Technician**
**Job Description**
The Facilities Maintenance Technician is responsible for supporting the operation, inspection, and maintenance processes of mechanical, electrical, and plumbing equipment and systems in assigned facilities. This role involves performing inspections and repairs to both the interior and exterior areas of properties, including walls, flooring, installed fixtures, roofing systems, and lighting. The technician ensures that critical infrastructure such as HVAC, generator, and fire suppression systems are properly maintained.
**Responsibilities**
+ Supervise and direct contractors, monitoring their performance in assigned responsibilities.
+ Perform and direct the performance of all maintenance service requests to ensure efficient work with minimal disruption.
+ Manage contractors, including selection, scheduling, job assignments, appraisals, and recognition.
+ Maintain lighting systems and assist the operations team with building and equipment maintenance and repair.
+ Conduct general interior maintenance, including hanging pictures, repairing office furniture systems, and minor plumbing tasks.
+ Complete special tasks such as painting, locksmith work, tenant service requests, and general maintenance as assigned.
+ Move office furniture, machinery, equipment, and other materials as requested.
+ Perform facility inspections and due diligence efforts, reporting on conditions impacting satisfactory client occupancy and operations.
+ Maintain and operate HVAC and building management systems, evaluating and improving chronic comfort issues.
+ Inspect, maintain, and document work on life-safety equipment such as fire suppression systems.
+ Ensure compliance with regulatory and industry best practices for infrastructure like pressure vessels and electrical systems with high incident energy.
+ Respond effectively to emergencies.
+ Comply with all safety procedures, maintaining good housekeeping and safety of work areas.
+ Recognize danger and safety hazards, proposing methods to eliminate them.
+ Comply with policies for safe storage, usage, and disposal of hazardous materials.
+ Participate in ongoing technical, safety, and operational process training programs.
+ Maintain a clean and safe work environment and compliance with state, county, or city ordinances, codes, or laws.
+ Document work performance and materials procurement.
**Essential Skills**
+ 3+ years of applicable working experience in general building repair and maintenance, basic plumbing, and basic electrical.
+ 2+ years of experience in the operation and maintenance of a large-scale utility plant, including boilers, reverse osmosis units, chillers, cooling towers, diesel generators, and electrical power distribution.
+ Proficiency in troubleshooting HVAC systems and control systems.
+ Knowledge of preventive maintenance and facility maintenance.
+ Understanding of electrical wiring.
**Additional Skills & Qualifications**
+ Experience supervising and directing contractors.
+ Ability to manage contractors, including selection, scheduling, and performance appraisals.
+ Capability to perform general maintenance tasks, including painting, locksmith work, and tenant service requests.

**Work Environment**
The role is situated in an indoor warehouse that is climate controlled. The position operates during the night shift from 6 pm to 6 am, providing a stable and consistent work schedule.
**Job Type & Location**
This is a Contract to Hire position based out of Ringgold, Virginia.
**Pay and Benefits**
The pay range for this position is $30.00 - $38.00/hr.
