Job Description SummaryThe Facilities Maintenance & Engineering Specialist is part of the Facility Operations team responsible for performing preventative and ongoing maintenance for mechanical, electrical, plumbing and other infrastructure systems in mission-critical, high-risk or high-reliability environments (data centers, medical facilities, laboratories or utilities infrastructure) to ensure operational efficiency and maximum facility uptimeproperties/facilities.Job Description

EXPERIENCE & EDUCATION REQUIREMENTS

Technical, vocational, or on-the-job training in multiple of the following areas: HVAC, electrical (UPS & generators systems), plumbing (cooling towers & chilled water), fire systems, & mechanical/computerized systems (such as building automation)3+ years of related experience in a commercial property maintenance setting1+ year(s) of related experience in a data-center or other mission-critical environmentHigh school diploma or GED equivalent (bachelor’s degree or higher preferred)(Preferred) State Electric Certification(Preferred) Stationary Engineering License

KEY COMPETENCIES

Technical proficiency with HVAC/electrical/plumbing systems used in high-reliability critical environmentsTechnical proficiency and experience with specialized critical environment systems such as VESDA (Very Early Smoke Detection Apparatus) and EPMS (Electrical Power Management System)Flexibility to provide critical services as neededAbility to multi-task and prioritize projects & work requests assignedSense of urgency & personal initiative to succeedBasic computing skills in Outlook, Excel, and Word

ESSENTIAL FUNCTIONS & RESPONSIBILITIES

Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, perform both reactive & preventative maintenanceActs as a consistent individual contributor and team member to include sharing knowledge, participating in team training & mentoring, and continuous improvement along with other staff engineers and peersAssist with troubleshooting and repairs of buildings and installed systems to include HVAC (CRAC units & cooling towers), plumbing (chilled water systems), electrical management systems, & building automationAbility to create, review, and update all mission critical MOPs (Method of Procedures) and SOPs (Standard Operating Procedures) for accuracy & safetyThis position requires repair & troubleshooting skills for various related skilled tradesAssist with installation and modification of building equipment and systemsAbility to review, create, and maintain assigned work orders with associated paperwork within digital computerized maintenance management systemReplace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and can paint walls, piping, floors and equipmentMaintain and operate fire and life safety systems such as fire alarm systems, early warning systems, fire pumps and related fire protection system equipmentPossess competent knowledge of the use and care of tools and equipment used in facility maintenance & upkeepTroubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunitiesRespond immediately to emergency situations and customer service requests as assignedAbility to use technology such as: smart phones, tablets, computers, web-based applications, building automation systems, etc.Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habitsComplete all required safety training as scheduled monthly/annuallyComply with company dress code while working and maintain a neat and clean appearance while on the property at times other than working hours

WORK ENVIRONMENT

This maintenance job operates in a professional office environment as well as data-center type environments both indoors and outside. This role routinely utilizes both maintenance tools and standard office equipment such as computers, phones, and printers.

May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority / emergency situations (including overtime type assignments); may require shift work and / or stand-by on-call duties

PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to: utilize ladders and other lifting equipment to work at heights part of the time, perform work outside year-round, communicate with others and exchange accurate information, operate a computer and other office productivity machinery, move about the workplace, remain in a stationary position for less than 10% of the time, easily lift 50lbs., and extend hands and arms in any direction.
